Very challenging space...need help with design.
Comments (8)So, it sounds like you're willing to modify/move the window...is that correct? What about the garage doorway? Is the garage "below" the pantry part of the Kitchen and to the left of the Dining/Living Room? A full-floor layout would help a lot! . Edited to Add (ETA): I'm guessing you aren't willing to remove the brick wall - correct? What's behind it? Where exactly are the "alcoves" in the brick wall & their sizes? Key information! Distance from finished floor, distances b/w the them, distance from the window wall to the first one, distance from the second one to the end of the brick wall, dimensions of each alcove (WxDxH), etc. Has that wall b/w the Dining Room & Kitchen been taken down yet? If not, how thick is that wall? What is the size of the Dining Room? Where is the Living Room? The Bedrooms? Powder Room/Bathrooms? Other rooms? Also, what are the dimensions on the "Pantry" side? Specifically, the dimensions on the window wall, including the dimensions of the bay window and the window well. How far is the (I assume) garage door from the left wall & from the end of the wall on the right? How wide is the door (including trim)? Finally, as a cross-check, what is the width of the opening b/w the right brick wall and the left Dining Room wall -and- the width of the space b/w the bottom of the brick wall and the beginning of the Dining room wall?...See MoreNeed help with exterior wall design
Comments (23)Yes, since the material was not properly flashed and installed during initial construction, attempting a solid, watertight and insect proof wall at this point is probably too expensive to consider. I do think, as suggested, that a properly designed landscape screen using lattice (and perhaps with climbing, flowering plant material) might replicated the initial design and add some softening to the masonry facade....See MoreNeed Help!! Comments (2)Congratulations! It looks like a fantastic property :) When buying a new home, especially a first home, it is best to move in first before making changes. It is amazing how much living in the space for a while (six to 12 months) gives you a different approach to what you want to change. Try it, at least for a few months. BTW, love the live edge table. Be aware that scale is important. It is easy to buy furniture of any type that is too large so make sure to keep your dimensions with you so you don't make a purchase that is too large for the space....See MoreNeed help with exterior design ideas for this 1977 2/2
Comments (16)@gardengrl66 z5 thanks for the comment! My wife and I have a ton of plans and dreams for the back yard! We would love a few raised garden beds, a deck, grilling area, and maybe a nice fire ring/pit section, all though we only get a fee months of fire weather, but, we will see (it is miserably hot 9+ months a year). As for the inside, ill def add photos, but we simply have a small living room as you walk in the door, to the left is a hall that leads to the 2 bedrooms and a single bathroom. Then right past the living room you walk directly into a small dining room that is connected to an old galley kitchen. In the kitchen is a door that leads to the one car gagrage, second bathroom (this was an addon years ago and was made as an accesibility bathroom for the orginal owners), and a small, but open laundry area. We aren’t exactly sure what to do with the layout, but luckily there are no interior walls that are load bearing, so we can essential redesign the full layout, budget allowing....See MoreElaine
