Comments (4)Here's a sketch of what you could do. There are other options to arrange the master part but just to get started. Note it is not to scale. Just a sketch, but I kept some of the measurements in mind as well as wall thicknesses to see that it would fit. I used 4.5" for interior walls. Also couldn't see where all the windows were so this may not work with the windows. Now this assumes you have full standing height in all spaces shown. Comments (11)Thanks Palimpsest for blowing it up and commenting and to other for their comments. I've been away but got together w/ and architect last week. Surprised at the estimate - $6000 for design/plans/working w/ city - permits. Is that in the range for a basic second floor addition to a 750sq ft house? Palimpsest - both 1st floor windows will be partially overshadowed by a front porch with sloping roof (this roof helps disguise the brick to siding transition and "heavy" look of the second floor being bigger than the first (taller due to running floor joists over existing trusses (sorry if my terms are wrong)....See MoreNeed budget-friendly design help for backyard and 2 dogs
Comments (3)As a long time dog owner AND gardener, I will tell you that dogs will patrol the perimeter of a property regardless of what might be on the other side :-) You could pave the area but that seems like an unnecessary expense - wood chips will achieve the same result. Gravel will as well but less pet-friendly. Both will need some sort of restraint system/edging to keep them from migrating all over the garden. When I redesigned my back garden, I allowed a 3-4' wide track all along the fenceline for the dogs to patrol. The planting area in front of it was mounded up/bermed so that the plantings screened this track from view once the plants grew and filled in. Comments (26)I like the walk-in pantry, and if you prefer having the kitchen open to the LR, I agree that the door to the office needs to be closed. Seeing shanghaimom's range, which someone above posted, gave me an idea that you could use the same 'windows' to keep an eye on kids in the office, and maybe have some sliding panels on the office side, if you ever need privacy in there. I drew the following plan with a CD fridge, but if you recessed it into the office, per previous suggestions, you could use a standard depth model, and put the sliding panel on the right side of the 'window'. Just make sure the length of the stub wall allows the door to open. At 143" wide, the kitchen doesn't have the space for seating at the island, except maybe a perch on the end, when the dining table is not in use. I added some 12" deep cabinets to the back of the island, for extra storage. The dining table is nearby, for seating....See MoreTyler Clarkson
