First time seller - stressing myself to death
Comments (29)The buyer is a 1st time buyer using USDA financing. I was told her lease ends June but if closing is July 1st, she'd have to be moved out by July 1st so I think requesting a June 1st close is reasonable? That's still almost 60 days out. My couch/loveseat were custom ordered after spending 2 months trying to find a set I liked. I spent 4 months with nowhere to sit. (prior set sold almost immediately) They go with me, period. Thank you for pointing out the privacy possibility. All except the sliding glass door do have blinds or roman shades but I created a home office for myself in the basement by hanging curtains from the ceiling and those may be the ones she really wants. The only curtains I really care about are the ones on two of my windows in the living room. It took me a good 6 months to find those curtains. However my new place has many windows with no blinds or shades of any kind so while it was going to be temporary, I was planning on using many of the curtains from here until I had blinds put in....See MoreWe got our first offer

My friend is digging in a garden at the town hall. Maybe she can put a few there. I don't know if our buyers will garden. They are weekenders from the city and it's a lot of work or money to pay someone to do it. Here's the FL garden. It looks much worse now because the house was empty for 2 months. Comments (34)Well, I know New Dawn isn't considered an "old" rose, but it's been growing in my yard for over 80 years. My 100 yr old home has only had two prior owners and I have a record of most of the original plantings. I've replanted 3 natural rootings along with the two mother plants. There was another deep red, once bloomer that I thought was Dr Huey, but that died so I'm guessing it was something else. :( I also have two smaller beds with Orlean polyanthas of various colours. Mme N. LeVavasseur and another that looks similar, but isn't fragrant. I've Id'ed the ones that died as being in the Koster family and am replacing them. So far I have Margo Koster. My neighborhood is oldish with wonderful mature plantings most originally done with a lot of thought and expertise, but new owners have tended to have a scorched earth policy towards this aesthetic. I fondly remember an old couple in their late nineties carefully tending to what I now realize were probably OGRs and other amazing plants, but I was too shy to ask for cuttings back then. I so regret it now. They died within a week of one another and the new owners pulled out every last plant and almost every tree. It broke my heart and looked ridiculous as the humongous house looked disproportionate to the lot size, whereas before it snuggled right it. (I do admit a few of the trees did need removal.) Comments (40)Thank you for the suggestions. To answer the questions asked - we wouldn't need any additional cars as we already have two. Anywhere we move would still be within public transportation distance of the city as that is important to me. However it would be longer and probably on a commuter train with less frequency rather than a bus as I have now. About the slightly smaller home - any homes that are around even the ones that are smaller than ours are atleast $500k more so I am in the same place where I wonder what the value is in moving (which was my original question) The architect I had mentioned came by today and had some great suggestions that we could use to make the area we already have way more functional for us as a family. I am thinking about doing those changes (which she said would cost about ($30K) which involve breaking down a wall and adding a couple more windows and one additional door. The windows and door would require condo approval but everything else should be relatively easy to do! She did mention that it would be difficult to add another bedroom to the upstairs as there is value in keeping that big room as it is for now without dividing it up!...See Moregeorgysmom2
