Improper install of EVP flooring

Our subcontractors installed about 700sq ft of coreluxe engineered vinyl plank flooring in 4 bedrooms and 2 wet areas (children's sinks). 1st a 6 or 9 mil plastic vapor barrier is recommended by the manufacturer to lay down on concrete subfloor (also has multiple cracks) they used 3 mil plastic sheeting. 2nd the floating floor underlayment was placed upside down and it even had a large warning on the blue plastic side to install that side up. 3rd after the floor was installed they were incredibly rough with it. they didn't protect it at all ie., cans of dripping stain, heavy tools, screws, debris everywhere. 4th because of the sheer amount of scuffs and scratches they went over the floor with minwax wood stain in order to hide all of this (I didn't find out until after they smeared it all over the floors). Now I'm at a loss as to what to do. The GC is offering a 10 year warranty for labor only. However, what they have done has completely negated the reason we bought this type of flooring in the first place (waterproof, Phthalate-safe, Greenguard GOLD or FloorScore certified for indoor air quality, Lifetime warranty).

Are all of the install issues truly a big deal? Do we make them replace it? How do I get wood stain safely off the finish of the EVP?

Only you can decide but were it me they would be starting over with ALL NEW material on their dime. You will have no warranty with any product. They have broken installation guidelines from all the products.

As millworkman just stated, they've voided every single warranty item on the list.

1. Vinyl planks do NOT use underpad. Vinyl is NOT laminate. Laminate floating floor underpad (such as quiet walk) is NOT built for vinyl and vinyl is not built for these underpads.

This ONE ITEM alone means the WHOLE THING must come up. The rest of the issues are moot. Absolutely no way around it. The Quietwalk means they need to pull up the whole floor.

I tell clients to ASSUME their vinyl will NOT allow underpad unless SPECIFICALLY STATED by the manufacturer. That means 98% of vinyl floors do NOT allow underpad. The rest of them SPECIFICALLY state the TYPE of underpad allowed. None of those vinyl floors that I know of (that allow underpad) allow the fibre based products like Quietwalk. None.

Congratulations. You do not have to worry about cleaning this floor. You are entitled to a brand new one.

And ask the GC why they did not prepare your subfloor if there were cracks in the pavement. And then ask how much you PAID for subfloor preparation. On an old slab with cracks this item should be $2-$4/sf.

Please send us a link to your vinyl product. I will show you where it says/does NOT say 'underpad'. You can then print off that page and use it to force the GC to provide you with a new floor (you might want to hire this out to a professional flooring installer...just get the product delivered to the house).

Thank you for the input. By separating I mean 1/4 inch gaps in some places. A flooring inspector looked at the floors and said the problem is caused by a variety of reasons, improper milling, poor quality wood which was not completely dried at mill and not sufficiently acclimated in the house before installation. In some places the flooring is not completely level because the sub-flooring was not leveled properly before installing. The only good thing is that the floor is solid wood, 3/4 inch. Where the floor dips, is there a way to level this with extra sound proofing material before installing a floating wooden floor on top?

Other house issues that make us suspect that we have the workmanship ever or that there may be a foundation issue. Any photos you specifically want I can probably provide. tile floors are moving, are hollow sounding; tile floor is higher by exterior wall All window, door and base trim is detaching from the walls as are all ledges Tops of cabinets are splitting at the corners and detaching from the ceiling (this has been fixed at least 5 times in 3 years and continues to happen) Corner cracks are more than hairline. The two pieces of drywall are pretty far apart. Can't see any corner bead. The garage floor is dipping and also moving away width-wise from the walls. The cinder block half walls on the outside facing garage walls have cracks going down them. There are cracks all over are garage floor. All interior and exterior doors are constantly realigned. They continue to get tight on one side and open up with big gaps where the doors open (this is an exterior door). There are drywall cracks everywhere, horizontal ones like above, a vertical one running down from a window (which is continuously fixed), in the corners and cracks in the trim. I haven't seen the telltale diagonal cracks from a door or window though. 44, yes 44 of our windows have a problem. Most have a gap that needs to be fixed, we have 11 windows that are leaking, 6 of them heavily. The window sills all lean in towards the house. Above this ledge in the hallway, the drywall became concave. You can see the bang up job they did "fixing it". They couldn't tell me why this happened. 9 or so pieces of siding have fallen off the house. 1 is currently off the house, 3 stones are currently off of the chimney stack on the roof and one exterior stone wall on the other side of the house is leaning.

It's very rare that the humidifier is undersized. In fact, undersized is much better than oversized in this case. Too much humidity in the winter and you can get damaged windows and mold, and very quickly. The key to maintaining the right amount of humidity is through the controls. The builder likely installed a cheap humidistat, that just turns allows the humidifer to turn on and off with the furnace only. This causes short bursts of humidity like a roller coaster. After the builder is gone, hire an HVAC contractor to install an automatic humidistat, like the Aprilaire ADHC. This provides a few extra features, which will better maintain humidity in the home. 1.) It has an outdoor air temperature sensor, so the proper relative humidity can be calculated, 2.) Allows the humidistat to periodically cycle the furnace's fan to check the humidity level, and 3.) Allows the furnace to run on fan only mode to humidify if needed, independent of the heat cycle. Give that a shot 1st and if you still have a need for more humidity, then think about an upgrade. I think you'll be surprised. When building with a production builder - it's a really good idea to have phased construction inspections, by a ASHI certified inspector. (Also the key to the hardwood is proper amount of time for the hardwood to acclimate in the home, when conditioned, prior to installation)

Oh....please don't! Please, please please don't. Vinyl and hardwood finishes have a chemical reaction to one another. The vinyl can and will stain the hardwood below it, and the hardwood can and might stain the vinyl above. Awesome way to lose TWO floors at once (tongue firmly in cheek). Just in case that doesn't scare you enough, the results of the vinyl on wood have been somewhere between bad and horrible. Wood is a breathable product. It slowly releases, and gains, humidity/moisture throughout the year. Like breathing in and breathing out. Vinyl is water proof. It doesn't let ANYTHING through. What happens if you sit in a cold car without the heat on? Your breath fogs up the interior of the car. Why? Because the glass prevents the moisture in your breath from escaping. Think of your wood floors as your breath...and the vinyl on top as the glass. Yep. Moisture is guaranteed to move up through the wood, hit the vinyl and then drip back down onto the wood. In a short amount of time (a year or less...depending on how humid your location is) your wood will start to rot. While it is doing that, mold will form. The water damage that follows (if you do NOT recognise this in time) can in several years, cause permanent damage to the wood floor AND wood beams underneath. It would be the same as the SLOWEST WATER LEAK in the world. We've seen it. There are photos on houzz. Homeowners (and a few idiot 'professionals') tried it...and the damage was extensive. As in twice the clean up costs + the cost of new flooring being installed (of course the hardwood was lost...so that had to come out). Are your hardwoods engineered or solid? Do you know the cost of refinishing (if possible) is roughly $5/sf? Compare that to the cost of a decent vinyl = $5 - $7/sf. And then add in the cost of install for the vinyl = $2-$3/sf. If your hardwoods are ABLE to be refinished, it is cheaper to have them refinished.

Underlayment padding is not required for the installation of this product. However, our Tranquility underlayments referenced below may be used to help smooth out minor subfloor imperfections, while offering insulating and sound control properties. Sorry but they absolutely screwed pooch on this one!

The Tranquility underlayment is DESIGNED for LVT. That's why it is allowed.

This is a total redo. If you do NOT remove the QuietWalk, the floor will bounce too much and eventually break the click system = not covered under warranty.

As suspected, you deserve a new floor at the GCs expense. Call your local LL to ensure your same floor (in the same run/dye lot) is still available. When they pull this floor up, they will lose as much as 30% of the planks due to breakage.

I'm the OP and wanted to update. Our contractor has been completely unreasonable. We are currently undergoing mediation and eventually arbitration (I'm betting) with the company. We have a lot more issues than just the flooring. Water, roof, and gutter issues are the main ones. Also, we have had problems with all of our new windows. Some slide down, won't latch, seem misaligned, etc. They are a small local company and, I know it sounds crazy, but I believe they have had our local hardware store (which employs the window rep) block my number. I've tried numerous times using my phone and couldn't get through but once I used someone else's phone I was able to call to speak to someone. Of course I left a message and they said someone would get back to me but I haven't heard anything. This seems super childish. I'm not sure what to make of this. I will update later when something develops.
