Timeless design with builder grade

Slowly remodeling our builder grade 1992 home. I will attach before a and afters of powder bathroom. Need advise on border for mirror and light to work with the hole already in the wall. I want to add a piece that will flow into the rest of my unfinished house. My style is timeless modern/rustic/neutrals. I was going to do floating shelves above toilet. Planning on white trim. Last photo is inspiration for our oak kitchen that is near powder bathroom.

A powder room can have a bit more fun that the usual and honestly does not require huge amounts of storage so I would get a really cool piece of art above the toilet instead of shelves.I would stay away from grooved cabinets in a kitchen and really without seeing the old kitchen hard to comment on anything else.

I would go with a fixture with frosted glass. I'm not a fan of walking into a bathroom and looking at light bulbs. Did you keep the mirror that was there? if so it would be a good place to save a few dollars and rehang then frame it. Also because the electric was placed high to accommodate that mirror.

Is that whole now off-center, for the light fixture? The picture makes it look like its a tad off.

If so you will want to get something with a solid backplate, or at least as big as the one in the photo you shared so it can be shifted to the right a little.

If you did not keep the mirror that came with it ( which you could frame) I might be tempted to go with a satin nickel oval mirror so you can get some height and shape in the room.

I think also the light you picked is not so timeless kinda trendy, and might be a dust collector with all those little screws. IMO I think satin nickel would be a better choice.

This is a fixture that will be timeless and blends with about any style.

Upgrades without context, which is often how they are applied. is not necessarily the right thing to do. And many buyers will respond to it because they are attracted to shiny new objects. A house I made an offer in in 2011 recently came on the market. One of the previous owners had owned it from 1810 until the 1920s. One from 1931 until 2011. Unchanged floorplan, many original details, changes that were made tread lightly on the original house. Yes, the bathroom and kitchen which had been added on to the original house at the back were awkward. But the most recent owners essentially gutted it, and aside from some original floors and a mantlepiece, it is chock full of 5 inch crown molding, chair rail, marble in the bathrooms, and all sorts of things it never ever had. Ruined, completely ruined. It could have been much worse, yes. Buyers will love it because it looks just like Houzz and Pinterest inside.

And here's a long shot of the total effect. They look a lot like built-ins. Because they AREN'T built-ins, we left a bigger space above the counter (partly because the TV needed it, but even if it hadn't, I'd have left a space so it looked like there was a "reason" we switched from one to the other. NOW...our fireplace is a bigger focal point than your TV, and our wall juts out there. So we left that big display space. Plus, we have no windows. In YOUR case, w/ those windows taking up so much of the wall, and your TV so low (and it being a TV, which to me is more functional and less decorative), I might consider whether I wanted a built-in look in the middle as well--sort of a "full wall" effect, wall-to-wall, floor-to-ceiling, with an empty space where the TV goes. If I wanted to do that, I'd want a backing on my upper shelves so it looked more like the whole thing was one unit. And with a "full wall" effect, I might even consider whether I wanted it all to be painted the same color as the other walls (or maybe white like the woodwork), so it was less like "kitchen cabinetry" or "furniture" and more like "part of the room / woodwork." That would keep the full wall of storage from overpowering the room, perhaps.

Boxerpal, thanks so much! We did change the floors out on the whole main level — they are a luxury vinyl product called Smartcore. We wanted the look of wood, but without the risk of water damage (we have a very aggressive ice maker, lol, and cats and kids who spill things). I’m really impressed with the product, you’d never know it wasn’t wood if you weren’t told. The shoelace is actually to keep a curious kitten out of the liquor cabinet; he’s obsessed with knocking over anything glass with liquid in it. As for the light fixture, I have the replacement ready to install, just haven’t swapped it out yet. I’m replacing the fluorescent fixture with a modern/abstract flushmount that coordinates with the dining area chandelier. Herbflavor — thanks! Honestly it helped that we did this during COVID — the sales were insane. Ac Lb — yes, they sprayed the base cabinets too. The base cabs are Stardew by SW. Thanks!

Extending builder grade shower

Since your home hasn't been constructed yet, see if the builder will even allow modification of their plans at this stage of your process and at what costs the upgrade will be to you. The two showers you show (model home and build in progress) show both a solid shower pan and a tiled shower pan, so some choice must be offered by the builder since those are quite different. Solid pans do come in a variety of sizes. On the second pic (floor plan), I'd omit the toilet closet so that the shower door won't swing into the doorway of the toilet or choose some other type of shower door like a sliding door. If you opt to keep the water closet, perhaps verify code in your area about the swing in of the water closet door since some areas require the door to swing out vs in in case for safety.
