Comments (12)Is this a really good 3D model or your actual kitchen? I'd suggest that the island countertop overhang as pictured will make accessing the beverage refrigerator and wine cooler difficult, and at the same time is not deep enough on the other side for seating (which you had in your original sketch). For comfortable countertop seating it should be a 15"-17" overhang. Also -- if your husband wants a beverage refrigerator to keep soda (or beer?) cold, he'd do better to get refrigerator drawers -- you can usually set those to cooler temps (33 vs. 38) degrees...but I wouldn't put those under an overhang either....See MoreFloorplan feedback, please & thank you
Comments (27)I have been looking at this and intuitively feel like the bedroom side of the plan could be much better. So I started a very rough layout. First, your numbers on the plan don't work to scale. So, I'm going to post this mainly for thought, rather than specifics, because the sizing just doesn't make sense. Maybe I am misreading it and it is 1:30 am for me! But. First, I would see if a front closet could be put in place over the high end of the stairway. Second, I felt that having a guest room where a guest has to traverse a public hallway to get to the bathroom, is not a good idea. So, I configured the bathrooms on the end of the house back to back so the guest bath could be both "guest bathroom" and "powder room" for guests. I also changed the dimensions of the office and guest bedroom a bit, but again, measurements aren't real accurate. Since I put some plumbing on outside walls, proper pipe protection and insulation would be required to ensure no pipes freeze in mid-west winters. That is easily accomplished with today's products. I also put a "cabinet" bed in the guest room to better utilize the space. An additional closet for storage then goes in the guest bedroom. I feel you are lacking storage. The extra sized garage provides nice potential for storage but not in heated space. This could accommodate off season clothing, sports clothing, etc. I put a bigger shower in the Master bath and made guest/powder bath standard 5' wide by 9' approx. size. Hope this inspires some further slightly creative thinking about the layout. I haven't tackled the other end of the house yet. Have a wonderful 4th of July! People are supposed to hire an architect, tell them their needs and the architect will use best practices and creative genius to design the perfect floorplan. Applying that logic Businesses are supposed to hire a marketing firm, tell them their needs and the marketing firm will use best practices and creative genus to create the perfect marketing plan. But Mark Bischak knows more than his marketing firm. He is not willing to hand over the reins for his business to some professional. He drives his own car. He won't trust someone else to implement best practices, help him refine his target, reach the people who are most likely to engage his services - he wants to reach everyone. Mark expects his marketing firm to do their job as instructed by the client. The marketing design professionals cannot be trusted to know their craft better than the client. Applying that logic to the home building process, I better know exactly what I want, I better do my own research and be able to correct your mistakes, as I cannot trust that you know your craft better than your client. I say that I am capable of driving my own car, I am more comfortable driving my own car than trusting someone else to do the driving, but when necessary I travel by plane, sit back and relax and let the pilot take responsibility for reaching my destination....See MoreNidnay
