I understand your point, but the house is on my parents' farm. We bought it a few years back from a family member. We don't owe much on it. We had plans to build in the spring, but can't find any other family members who are ready to buy our house. So if I am staying I want to give my house a face lift. We are in a beautiful location with fields all around us. So I feel very comfortable putting the Money in the house. I just need help getting a 3 car garage and adding a master bedroom or extending the current master bedroom. We have lots of room to extend the house. Any ideas?????

More expensive than what? The type of the roof will not change the labor pricing much. The roofing material for a flat roof will be more expensive. The roof raters / ceiling joists for the porch roof will need to be tied into the current roof structure so you be looking at a minimum the current roof and ceiling all being demo'd.

So u have a tandem... too... mine is 14 ft wide,entire length with my addition is 34 ft, my garage door is standard 9 ft wide by 7 ft high,your door seems wider which is why i thought you had a double car side by side.Gutter question is my shed front porch lines up with gable roof,so both gutters are interlocked or even with each other. You have a staircase which i dont. I want to ask u how your gutters work with flat roof,if i consider s flat roof,Im hopingjust gable comes off& ceiling inside can stay intact along with gutters, soffett vents, as they are. A deck is a fine idea! Im gettibg a sketch done for flat roof, but 1st im just going to paint door blue & maybe the trim, tan or leave it white. Let me know how your gutters work, thanks again..

We have tried to think of any other possibility and it seems like we are left with this option. We can’t go forward because of setbacks and can’t go back because there is a 15 foot drop so we built a chain wall and pool on the original design. Expanding to the west seems to be the only option. The playroom is for our 4 grands that are currently age two months to 5 years. We watch them daily and when we built the house 6 years ago we had zero grand children. All of their toys are currently piled in our office and we are desperate for added room. The garage conversion would be an additional room with a Murphy bed so it could have multiple uses. The discontinuing of our current roof color was another curve ball but the new shade would just be a little darker so a possibility.
