Which New home feature adds resale value
Comments (18)Put what YOU like in your home. While resale may need to be considered to some degree if you are not planning on staying in this house "forever", it should NOT factor into what you want in your home now. You can never second guess what someone else will like. Do both options if that is what you like. You will love your home more if you design it to follow your heart. Unless something is done to a home that is completely off the wall, I couldn't imagine not being able to sell it someday if you wanted to. I think built in bookshelves are nice if tastefully done. Thinking about some myself. I saw a hallway that had built in bookcases, and it was stunning....almost like a mini library, and an excellent use of "empty" space. Myself, I don't give a hoot about so called resale on the house we are planning on building. It's going to be MY house....See MoreResale value--attached garage
Comments (3)Look at keeping things in the same spot, but adding a porte cochere/breezeway to connect the garage to the house and to be able to stop and unload groceries before putting the car away. You would at least be able to have a covered walk to the house out of the worst of the weather. Doing an expansion instead of a relocation will still involve redoing basic structural elements of the home, including electrical, plumbing, HVAC, roofing, siding and interior finishes. You might be able to knock off a bit by not relocating the kitchen, but don't expect the addition and all the baths, etc. to come in at that much less. You are talking about redoing all of the most expensive square footage in any home. Have you explored what the additional 450-500K could purchse if you were to sell your current home? Do you have any DIY skills to be able to whittle off some of the $$? What about acting as your own GC?...See MoreColor advice? Will painting these cabinets mess with resale value?
Comments (27)“we really like the modern European style but that seems to be the most expensive.” Nope. There are Ikea cabinets. Reasonably priced. If you don’t want to put them together yourself, you can hire a contractor to do it. Also, the two photos you posted are not “the modern European style”. They seem rather traditional to me. Before investing in changing things in your kitchen, pin down more what style you really like. As has been mentioned already, your current cabinets have the dated arch design. They also don’t reach the ceiling. Painting them won’t change that, and I think you’ll be disappointed in the result. You don’t mention budget. If you have the funds, change out the whole kitchen for a new kitchen that is in line with the dream kitchen you want for your house. I am guesstimating - assuming you don’t make structural changes like taking down walls - it will cost $30-40k if you make middle-of-the-road choices. If you don’t want an entire re-do, I’ll repeat what others have said - change the counters, backsplash, and switch out the black-hole appliances for gleaming, reflective stainless steel ones. When you change the counters, you’ll want to replace the sink with a more current one, and remove the little tree line of sink fixtures you have there for a single-handle integrated-spray faucet....See MoreDoes Cathedral Ceiling enhance resale value that much?
Comments (44)I bought a house with a 25' x 25' addition that has a vaulted ceiling. It fits the design of the room, but all the other rooms in the house have standard height ceilings. Which is fine, doesn't bother me, it all flows. But man is it cold in there compared to the rest of the house. I could probably pay to have some sort of system set up that pushes the air downward (I obviously don't know HVAC terminology...) but we don't spend enough time in that room to be bothered with that. re: Jacuzzi. There is no ick factor if the jet plumbing is cleaned regularly and properly (Ok Yuk! works great, BTW). Even though I rarely use the jets, I love my gigantic jetted tub, but I am a bath person -- soaking in a huge, deep tub is bliss. Other people couldn't care less. Anyway, a freestanding soaking tub is a hip fracture or cracked skull waiting to happen IMO -- it's hard enough getting in and out of a deep built-in tub now that I'm {cough} middle-aged {cough}, I can't imagine how hard it would be to climb in and out of a freestanding one. Plus, seems like it would be hard to clean behind it if positioned close to the wall....See MoreJessica Newman
