From all the info I have read online, laminate is the most durable and scratch resistant. The pro to engineered or hardwood is if your dogs scratch it you can just refinish before selling, but again they will be softer than the laminate. If it were me, i'd go with one of wilsonart's laminates and put some rug runners where there is the most wear. Also, if you put heavy furniture on the laminate it could leave a dent, so be sure to use those pads they sell for underneath. I'd also see if you can purchase an extra box or 2 of the laminate so if by chance you need to replace a few planks before selling, you won't be scrambling to find matching pieces. Just my 2 cents. I had an excellent realtor, but she wasn't the one showing my place. I taped computer printed notes in obvious sized print on every upgrade we had done to the place so we wouldn't be at the mercy of any mediocre agents who might not know how to sell. We also listed all of the upgrades on a handout. I wanted everyone to know what was there and remember our place over the others they would be seeing the same day. We got 2 offers in three weeks in a down market with loads of houses and condos on the market, helped along by our excellent realtor. We left a folder that they got AFTER the closing with special instructions that we thought might be helpful. We have an induction cooktop in our new home, which we love. With what yours cost, and since you already have the gas hookup, it seems like you'd be further ahead to just install a gas cooktop, since as mentioned by others, it is unlikely that most people would be familiar with induction. John, I understand your point and had considered doing that. But in this market, I don't know how long it might take our home to sell. And since the sliding door in that room is the only door to let the dogs in/out, I am concerned that new carpet might get dirty (even if we took precautions to protect it) before the house sells... I may not have been clear in my post - I do not want to invest in hardwood floors. Just want something like a laminate or vinyl that is durable and doesn't scream 'fake'... Mentioned engineered wood only because I had read that they are fairly durable but can be refinished if necessary.

I've noticed for several years that consignment shops were not for me, too high priced, could buy new for what they want for used. Stick to garage sales and such. I did take a few things to a lady that was trying to start one in our little local town,mainly to help her get started as I didn't think it would go over in this area. She really over priced everything I took in and sold very little. I run a thrift shop full of all kinds of things and my prices are low, just want to get rid of stuff. Everyone that comes in comments on my low prices. I tell them I'm not out to make a fortune, I'm retired and mainly run it to help my DDs as they bring things to me and then they don't have to have yard sales. They do get all the money when I sell their stuff. Also, I get lots of donations and I own the building so my overhead is low, just utilities and taxes and items for pricing, etc. I reuse all the plastic bags from the grocery stores so no money invested in buying bags. I don't make a lot but enjoy meeting my customers and gives me an excuse to go to yard sales and auctions for items to resell. I have a young man that comes from Kansas about once a year and buys nearly all my men's western snap front shirts and some older items and takes them home to his vintage resell shop. The above mentioned lady was out of business in less than a year.
