Comments (15)I was charged $400 for the meter when the irrigation system was put in because it was done at the same time. I paid it then, so it's probably not added to this bill. 10 minutes per zone doesn't seem like enough to me. When I was first watering, I did 20 minutes, and within an hour, the first zone was completely bone dry on the top. Well I'm just hoping that the areas that still have to come in, do so with just watering once a day in the morning for a week, and then 2-3 times next week, and the back to my normal schedule the week after for what is left of the watering season before my system gets shut off. Comments (4)I'm not really interested in rebloom with mine at the moment, more than I am interested in it filling my arbor, so I am just cutting out all the weak basal canes, laterals, and then hoping for some new, thicker basals. Based on the reports I've heard about Zephirine.....like most antique roses....the rebloom becomes better as the root network develops which really is a just a matter of time. Mine had very weak rebloom in it's 1st year in the ground last year. Comments (2)Couple of factors I can think of: - Are the rooms laid out such that you could either choose to replace the floor in an entire room or steal from one room to extensively patch another room? Or is it one big "great room" which would be difficult to split up neatly? - Do you have any unusual sources of wear (kids, unpaved driveway, wheelchairs/walkers, pets?)? Any of the flooring in front of the sink or dishwasher? - How hard would it be to buy more a couple of years down the line? I bought some cheapo laminate at the big-box store several years ago; I wouldn't bet lunch money that I'd be able to buy the same pattern/color today. But I'd guess a standard line from a flooring company like Kahrs likely would be around in a couple of years (n.b., I don't know this for sure, but I'm pretty sure the job-lot supplier at Menard's or HD is not the same year after year after year)....See MoreHow much money do you hold back from GC until 'punch list' done?
Comments (8)I think enough to finish the job is a good rule of thumb, unless your contract specifies otherwise. This doesn't necessarily protect you against the contractor disappearing anyway, though. As a point of reference, while we've never worked with a GC, we have done two big projects with a structural and HVAC contractor in the last few years. The structural guy wanted final payment after we passed inspection. He got 90% done and then completely disappeared---no final inspection so we still owed him $3K, and he *still* didn't return calls! Took a month to get him back out to tie up loose ends so we could final the permit. Contrast that to the HVAC people, where the contract specified final payment upon completion of work---*before* final inspection, which irked my husband. But the contract also specified that they were required to correct any inspection issues within 30 days of notice, so there was some protection there. So if they disappeared, we would have had some recourse. I actually think I prefer that to the contract with the structural people, which didn't put any timelines on anything. And then there's our cabinetmaker, who has a 30-30-30-10 contract, with the last payment coming after we are "completely satisfied."
