Designing a Home Office – Help Me Get it Right the 1st Time

Every time we buy things for the house I end up regretting our choices, PLEASE help me not screw this up. We want to create an office/TV room that is a clean place for him to work & a cozy place we can watch TV. Right now this room doesn’t get used, it’s a hodge-podge of furniture that isn’t our style. We're shopping this wkend and hope to have the space set up in the new year.

The room is 14’ by 13’ on the 2nd floor, we need smaller-scale items to make a turn at the top of the stairs (grrr - don’t have those measurements). I was thinking a sectional that comes apart would be ideal; he wants a sofa & recliner but after doing a floor plan, I don’t think it would fit. As ugly as the current chairs are, they are comfy but we never sit in them, we aren’t “chair people”.

Everything in the room can go except the desk, chair & TV. Paint wasn’t part of the plan, but is a possibility. I’ve provided a floor plan & pics of the space. We also need a rug and a media console with storage & new curtains. My style: I love Pottery Barn, classic/traditional, with a hint of coastal; our house is an 1885 row-house. For colors I tend to go neutral whites/gray/beige (beige b/c the entire house is beige) w/ blues/greens. Our budget is $4000.

Items I'm considering:

Media console: https://www.potterybarn.com/products/beckett-media-cabinet/?pkey=ctv-stands-media&isx=0.0.7000

That was a lot of info, I was trying to be thorough- lol. Any help, advice, etc. would be appreciated!!
