Did he say why he wants to flip the plan? If there's a technical reason for it, then he needs to tell you what it is.

He said he prefers to go along with civil engineering plan. However its a new development and it's not like road and curbs are in place.

We had to flip ours based on our lot. I wasn't super thrilled, but our builder said we needed to. I was used to it the way it was so it took me a little while to adjust, but I'm fine with it now. :)

Have you been considering sun and orientation in designing the plan, placing rooms and windows in the best spot to get the maximum benefit of natural light ? If so, flipping undoes half that work and would be a no for me.

That's a great point, Kristin. If the plan must be flipped, more work will probably need to go into the design.

yes we have thought about where the sun comes in and how that will affect everything. Either way it works ok as the back of the house faces east and that is where the kitchen, living and master bedroom is.

When I have seen plans flipped it is usually due to where the electrical service comes in from the street. This may or may not be the reason he wants to flip your plan.

Normally (in my little world), the house is designed to fit the site. If you have a house plan that you have a choice between plopping it on the site or plopping it on the site backwards, chances are there are compromises that you will have to live with for the entire time you are living in the house either way. You may want to post the house plan AND site plan to get other peoples opinions, but . . .

WARNING: Posting your entire floor plan opens you up to facts you may not want to know, but should. Be prepared for suggestions that will make for a better design. Keep a thick skin, open mind, sense of humor, and a glass of wine within arms reach. You may not enjoy it, but everyone else will and you will be better off in the long run if you heed well the advice.

In the long run, I will heed the advice of the builder and engineers since they probably have their reasons for wanting to flip it. I'm just hoping I can adjust to the opposite layout than what I've gotten used to!

They 'probably' have their reasons? Sounds quite weird to me. Get yourself some answers, girl. It might well be, that they can save a buck for themselves here.

Mark is an architect and as such deserves some respect for his free advice. Why ask people's opinions, if you're not open to them?

You had your reasons for wanting it a certain way. Are those reasons all of a sudden gone? No, of course not. But not knowing their reasons makes it impossible to weigh them against yours.

Have the builder give you a paper copy of the flipped plan so you can start getting used to it now, in your head. You will adjust just fine!

ASK for a very specific reason why. Would still likely say NO. It doesn't make sense to require that a floor plan be flipped unless there is a basement and/or the slope of the lot for the basement and/or for a well and septic tank involved. Even then, seriously consider starting over with a new builder. Last minute changes this important seem unacceptable to me. Water and gas and sewage lines should be accessible from any part of the lot but might cost the builder more for a "lock and key" quoted build and that may be the reason for his wanting to flip YOUR home.

If the plan is flipped, then all the rooms you wanted to have morning/evening and/or all day sunlight will not have that same sunlight. You could well end up the rooms you wanted to have the most sunlight having the least. (In the northern hemisphere and barring another building or other light impediment, the southern exposure gets the most light. If you want to wake up to sunshine, you need your bedroom on the east or south side of the house.)

If the house is in a subdivision, it may be that they don’t want cookie cutter homes side by side. My brother in law bought a similar home in our development but it was flipped for that reason.

Thanks everyone for the advice. Much appreciated. The main reason I asked was because I was hoping for assurance that if we are required to flip the plan I would be able to adjust. Now I wait to see if I absolutely have to flip it and why. We will be in a subdivision so that may be the reason. And thank you Mark for your lovely drawings! your house looks quite cozy:)

Hopefully the answer to the question "Why", not necessarily the one you get, will benefit you more than it benefits them.

It's possible the builder just turned it in that way because he wasn't paying attention to how you wanted it, and now doesn't want to have to change it since it will incur extra costs due to the changes the civil engineer will have to make if he does it your way.

When you are purchasing a home at completion, the builder often has to follow civil plans, vetted and approved at the building department long before you came along.

I have no idea, it is your place to ask him why all the answers you are getting here are just guesses and you haven’t even posted the plan. You certainly need to know before building starts.
