Comments (7)Taller windows will help somewhat visually, but the real culprit here is the design choice of a shed dormer. It's an awkward look with the home and roof style chosen. However, the windows will probably need to be returned anyway as I do not see any indication that they are safety glass, which is a MUST when they are that close to the floor. That would allow you to change them out to taller windows or ones with a transom on top. In addition, the dormer and roof detailing does not appear to be flashed correctly, nor does the door directly under it. There will be a rain management issue from this overall design, and no, it's NOT too late to change how it's framed, but the builder will try to convince you it is....See Moreawkward spaces: would you split these rooms? or add extension?
Comments (3)we've had a few contractors out and they all nixed my original upstairs plans because they said that wall could not be removed. so now we are getting estimates for butting the wall out a bit to the left (in the middle room) and removing the closet in order to create a 9x10 bedroom, and then having a hallway to the back bedroom. i'm very happy with the new plans, but i'm anxiously awaiting to see how much it will cost. we have some roofing issues we have to deal with in order to expand the middle room the mere 3x5 feet - but it will make all the difference and allow us to have a usable bedroom. i can't wait!...See MoreAwkward cabinet symmetry -- how would you fix?
Comments (12)Dear GWers, I am sorry I have not responded in a timely way. I was struggling with a minor kitchen near-disaster. What are the chances?? The drywall was hung on Tuesday. On Wed., the woman (yes, the woman) doing the drywall mudding/finishing said "Uhh, Oh. We have a problem!" My 1930 toilet decided to start leaking the day after drywalling was put up. Ruined a few sheets. Now, after my initial consternation, I was grateful it happened now. It could have happened AFTER the mudding and texturing were finished, or it could have happened after the full install. I hate to think about that. Anyway, I spent about 16 of the last 30 hours wrestling with old toilet technology. At one point, it looked like I was going to have to try to learn how to make a molten lead/oakum joint in the cast iron plumbing! Fortunately, it did not come to that! (Before you ask, there are good reasons to have repaired the old toilet rather than replace it with a new one.) Oh, and I was so excited to have drywall up; it was beginning to look like an actual room! Sigh. At least I was able to fix the old toilet, thanks to the good offices of the only plumbing store in town that deals with old fixtures. Anyway, back to cabinet symmetry. You generous people have come up with many good ideas! Chris, Lynn, KK, I immediately thought the corner was a great idea. I was (am) a little concerned about whether there was enough of a "leg" for it. As KK kalkulates, I think the leg could easily be 7", or perhaps more if I take more out of the larger cabinet. Then the For and Flor duo tag-teamed a perhaps better idea (and a new GW term, to boot!). I think I like a nearsighted corner. (Yes, the cabinetry will be custom, so this is feasible, I presume.) I wonder how this will look with stacked uppers? Back to the drawing board. Weissman, thanks for the concern. I have checked with my *very* pernickety municipality, and they declared there is no code issue with ranges and windows in our locale. They have signed off on my plans. Thank you so much, everyone. Comments (31)I would research (by visiting) rentals in the area and seeing their condition vs rental price. Your biggest challenge will be to improve within the income possibilities of the market in your area. Cash flow will also be a consideration. So assess the area, see what upgrades would be needed to get the “income” to minimize your outflow of cash. Consider state taxes and other costs to make sure once you lease it you make some profit over outflow of cash. Older homes cost especially when routine maintenance has been done over a long period of years. Consider selling in this hot market to bank equity now for your future. Just really think things through and analyze all the pros and cons. As to drought resistant plants, ice plants near houses in this location are great and a big perimeter of them will help protect the home from forest fires. They are filled with water. Once you remove that tree, plant one that won’t get into your sewer lines or mess up your foundation. Check with local college extension office and get tips from them. Most have lists of suggested plants and trees. Aloe plants are good too. A garden and small bistro table and chairs converting driveway area to patio would be inexpensive way to boost curb appeal. I would paint exterior an off white with black trim. Black pots creating front patio and entry. If you replace roof, go with black or dark gray. You can add outdoor rug for color too. Then get driveway repaired. I put an acrylic awning over small garage door. You could do a black and white stripe fabric style awning too. I added two large modern exterior fixtures. Then aloe plants in black pots along with drought resistant plants on strip to right of driveway. A lighter exterior color would modernize your curb appeal a lot. Black trim and either a cedar front door or semi gloss black door. SW Tricorn black with SW Pure White or Alabaster for body of house.
