Comments (20)I think the radon thing is a huge gimmick. The radon mitigation system is about the dumbest thing I have ever seen. This is about as dumb as those little "horns" that you put on your car to scare deer away. You drill a hole in the basement slab and run an exhaust pipe through the roof to allow all the trapped radon to escape? Who is to say wherever they decided to drill the hole, the radon is just sitting there waiting to escape? Why wouldn't the radon be trapped under a different area and still seeping into the house? What about all the radon that is outside? Or in the supermarket? Or church? Radon is supposedly everywhere - so how do you escape it? By wearing a gas mask? The research I did on radon told me that only a small number of people could get lung cancer IF subjected to this over a LIFETIME. How long is a lifetime? 80 years? Well thats about the time you die anyway - so how can you prove it was radon that did you in? I truly think the radon scare is just a gimmick, designed to sucker those who live in fear out of their money. One minute eggs are bad for you - too much cholesterol. Next minute they're healthy. Really doesn't matter - we are all going to die sometime, and if your number is up, God is going to take you out no matter how well you safeguarded yourself. Yes, you want to protect yourself within reason, but there is also such a thing as worrying about nothing. Our inspection turned up radon in the basement, and our buyer asked me to pay for a mitigation system. This was coming from a guy in his 50's who smoked. Amazing - he's not concerned about his chances of cancer from being a smoker - but he wanted me to safeguard him from radon. He had also lived somewhere else for the previous 50 years - so who is to say that my house would have killed him? I told him "no - your health concerns are your problem, you pay for it". My realtor thought I was committing house seller suicide by denying him that, but I stuck to my guns because I knew I was right. And he still bought the house....See MoreBuyer repair request
Comments (56)Juju, I'm glad you came to a good conclusion. Have they signed off on the repairs you have agreed to yet? If not, wait till they do before you do anything. When is closing? Personally, I think you got off easy, in that your buyers are being cheap and not hiring someone, who knows supposedly what they are doing, to nit-pick through the house. I just had buyers from hades that had a "professional" inspection, and came back with a list of 43 things they wanted repaired. It was mostly stuff like run a new bead of caulk between the bathroom floor trim and the floor, and stuff like that. But they went so far as to want all of the light bulbs and batteries changed out. Funny thing is that this so-called professional missed several bigger things that I was expecting him to list. The morning of closing, my Realtor called from the house at 7AM, and said that the buyers wanted me to dig up the hedges and gutter drainage at the front of the house and redo it. Um...NO! One thing that helped in me not having to do all of these silly repairs they had listed is something that my broker pulled out of the NAR sales contract. Inspection report repairs are only necessary if they are "in need of immediate repair". If something still has serviceable life, and is up to code, you are not required to fix it, per the contract. Having said that, it all depends on how much you want that house sold. Mine was an investment property, and I was ready to move on to the next one. Comments (14)I would tell them to come after they have a mortgage commitment so you have more evidence that closing will occur. I don't know your backstory but it sounds as if some issues have occurred already. Heck no, they don't come back to measure until it is a done deal (or nearly). I would absolutely meet them. I handle every aspect of my own deals even if Realtors are involved (except posting the actual listing, and some forwarding of information for Realtors who fear dealing with principals). But I know how to chit-chat and not be grilled for information or say stupid, deal-killing things if that happens to be a possibility. I've done this successfully many times, and the Buyers are always happy to hear the relevant inside info on the house. One time I was able to tell them the Vienna Boys choir once performed from my loft (for previous, original owners) and several opera stars had stayed in the home. People love to hear stuff like that. I prefer to be in the home, because I have had agents/prospective buyers cause damage while "checking things out". I keep an eye on that....See MoreBuyer complaining after closing
Comments (12)I agree with Sylvia. If you used an attorney for your closing, contact him/her about what's going on. If you didn't use an attorney, retain a real estate attorney so you're prepared. If you retain an attorney, then all correspondence will be between the attorneys and the buyer can't contact you at all. Just a note. My wife used to be a claims supervisor with a large insurance company. Many times a claimant would make up a letterhead with some attorney's name thinking that an attorney will intimidate her. (It never worked since the adjustors are friends with all the attorneys) But she always said that once an attorney is involved, all direct contact with the claimant ends....See MoreJake The Wonderdog
