Replacing a load bearing wall with a beam in the attic
Comments (9)Thanks for the input. My house is a ranch, so there's nothing to support above it, but the roof. We're taking out a load bearing wall that separates the living room from dining room, and the contractor will replace this with a flush beam. One end of the beam will be supported by an outside wall and the other end will terminate on a small wall that sits over a post in the basement. I get the feeling that my contractor has done this a lot and feels pretty comfortable with that arrangement. Meanwhile, I've noticed that my living room runs the full width of the house (24') with no support other than a homemade truss arrangement for the roof, that I understand was common in the early 1960's. This arrangement has stood the test of time, so I guess it's okay, but I still get a bit nervous when there's a large amount of snow on the roof. I had asked the contractor about installing a beam over the living room as well, but he was a bit more hesitant about that, and merely said he would look at it when he starts the kitchen work. So I guess the answer is that an engineer would be needed to decide if/how additional support could be provided in the living room. Comments (30)Wow. I’m just gonna be straight. I’m very offended. I have no plans to do this myself. This started as just a question about COST. I get that it might be difficult to assess over the internet. I NEVER said I was doing the work myself. I WILL BE hiring a contractor. In fact I mentioned that one is coming on Monday. I was just trying to COST things out. I’m not an idiot. I don’t base decisions on HGTV. WTF? Just to help commenters in the future ... maybe you shouldn’t make assumptions about the OP’s motives, plans, capabilities, thought processes... I got some good info here but I really wasn’t expecting to be insulted in the process. So I’d appreciate it if everyone just dropped it. Pretend you never even read such a stupid question as “how much does this cost” so you can all sleep at night. Oh, and for those of you that think I’m an idiot for wanting to open the wall, please don’t waste my time. I asked about cost. Heck, I just expected someone to say that either there’s a huge cost difference, there’s no cost difference or it’s not possible to know without seeing it in person. I did get that last response and some great info from a few folks. But then I was called an idiot, that I lack a multitude of capabilities, that I base decisions on HGTV, that I have horrible tastes, etc. Wow. Maybe I just don’t know the etiquette. Is it okay to ask questions on Houzz that I don’t know the answer to? Is it okay to not be a professional contractor? Is it okay to not know what I don’t know? Comments (14)What Jeffrey and Joe said, You figure the flitch plate will cost you $300-400... the microlam standard sizes are 7¼”, 9¼ so most likely you have to get 9 1/4" and rip to size unless you can find in that size... in any case 9 1/4" microlam will run you about $8 per foot so it will be $130-150 per beam so let's say $1,000 total + Carriage bolts, nuts and washers about 16-18 of each let say $5 per set lets say $100 give or take The rest is labor lets say another $1500-2000 roughly speaking put the beam together, and basic prep to put the beam up. Of course, the cost could increase depending on what needed to be done to put the beam in place. i.e if this a flush-mount install, in that case, the existing joists over a 17' span have to be cut to insert the beam, have to get and install beam hangers, etc so worst-case scenario figure 3k give or take... Comments (11)Is this problem still relevant to you? It's hard to answer, but I'm in a similar position. I can't find any specialist who would take up work in my house. I don't understand what this is connected with, because I offer quite good money for the work. Perhaps the fact is that, in my case, you will need special equipment that could hold heavy weights to the roof.
