Help picking paint color

I’m really struggling to pick a paint color for my walls and hoping for help here! I am working to update my house to sell in the next year or two, and am having my 90’s kitchen cabinets and oak stained trim painted white. Even though I am planning to sell, I still want the paint color to look ok with my current furniture, which is less modern. The floors are gold oak with gray undertones in part of the house and a gray vinyl wood look in the other. It’s an open floor plan, so this paint will cover my of the house.

exisiting wall paint and vinyl floors. Couch will be changed but other furniture and rug staying.

Dining room. Furniture will stay, but rug may move.

If you are selling, it isn’t paint which will make it happen.

I do real estate staging, and I suggest, when the time comes, you remove the living room window treatments, small furniture pieces, deer heads, family photos, tablecloth, and extra dining chairs.

Buyers are looking for light and space and any of your personal touches interfere with their imagining your home being their home.

You have very little trim and repainting the walls is simple for buyers.

BTW, your Fenton pink coin vase is sweet…brings back memories of my mother and grandmother.

Thanks Beth. Still under construction, so no pictures of the interior. Thanks for posting those pictures. I attached the building plan below. The cabinets are all new and basic builder cabinets (unfinished from Lowe's). I have yet to purchase furniture, but will be going to look tomorrow... was hoping to decide paint colors first just to be sure it doesn't clash. I forgot to mention the countertop will be wood (not necessarily stained this color)

Painters always want to use the paint with the biggest kick back it truly has nothing to do with quality . I do not like SW and IMO the painter uses the paint I tell them to use.As for color I have no clue as to the furnishings in the rest of the house , I see a lot of blue in the kitchen and I will warn you grays are difficult to get right with blue. I don't see many cabinets so I assume the whole back wall is window.Once the kitchen is in place post some pics that is the only way we can even hazard a guess as to color. The best is to get some large poster boards choose 2 shades of each color you like paint the boards, one for each color, with 2 coats and move them around where you think they work. BTW all your lighting being the same will help I happen to love LED 4000K all through my house .

That looks like a very nice Oriental rug. I have seen them used effectively in modern designs, with off white walls and spare furniture.

Are you in a retirement community? Unless your potential buyers are in their seventies, you may want to remove the china sideboard before you list. It adds to the “grandma” feel of your home.

I would repaint in a neutral color, probably off white. While repainting is possible, buyers look at it as either a project or an expense, neither of which interests them.

Good for you on planning ahead like this. So many people leave it to the last minute and that is much more difficult.

A photo of the flooring with a piece of white paper for camera color balance would be helpful. Open the curtains and turn on the lights for new photos.

That is a beautiful rug!!

BM Manchester Tan is a good all around neutral. It has a very slight green undertone but is one of the most really neutral paint colors. A shade lighter is BM Feather Down. It still reads closer to beige than gray but is more of a greige mix.

I have both these colors in my home. Not affiliated, but Maria Killam has good info. on paint colors.

Whatever you go with, I would not pick gray.

I know paint depends on lighting etc. and colors can appear different on monitors but on mine, these two photos are good representations of the colors.

Looks like your couches have a pink undertone. If you wanted a lighter neutral with that same undertone good ones are:

BM Muslin (similar to Manchester Tan but with slight pink undertone.)

SW Patience

BM Maritime White

The only undertone I’d stay away from pink undertones couches is yellow/gold or orange.

Thanks so much! This is actually my mom’s house; she’s using my account. I definitely need to help her a lot with staging when they sell. They will also change out those dated light fixtures soon too. I’ll see if I can get better pictures for her, but I think those color suggestions are really helpful. Hearing it from someone else if also helpful.

I also like the rug. when the time comes to put it on the market, I'd put everything in storage (or sell it if she doesn't want to keep it) and have it staged. As it is now, there is a lot of furniture. you want to give the appearance of light and airy, and cramming it w/older furniture won't help.

if your floors have a gray undertone, try Pale Oak and White dove (for trim work) It's a great combo

here's Pale Oak in these first 3 pics:

SW Crushed Ice on the walls. it's a nice, neutral gray
