Comments (26)Thanks everyone! All of you who said the spacing between the DW and sink is too close, you are right. :-) I stood in front of where I positioned the sink, took out my tape measure, and mimed opening the DW door. I think what happened is I had more space in an earlier iteration but with a blind cabinet in the corner (like today's kitchen has). Then when I put in the corner cabinet/susan instead, I found I had some extra inches on that wall. I must have shifted the DW over next to the corner cabinet thinking 'yay, a wider drawer by the range', and forgot about actually being a person standing there. Hi taximom_co, I haven't ruled out hiring a kitchen designer yet. I believe they add value if you get the right one that meshes with one's style. I've had a hard time finding a real design-skilled KD, who takes the time to understand how I would operate in the space. I've had a few bad encounters over the last year in talking with people from 'design/build' firms, even with the firms that were recommended by friends. Given the beautiful kitchens that I've seen posted on this forum, I know there is talent here and I wanted a "gut check" that my ideas weren't completely off base. I would swear that two of the guys I talked to never cooked a meal in their lives. I had one guy from a 'design/build' firm actually arguing with me over not putting the microwave over the range. (I mean, if he's going to argue with me before I give him any money, and so he's spending time arguing on his dime vs mine, I could only imagine what it would've been like working with him under contract.) cheri127 yes, I love a large sink. In fact, the layout ought to show a single large sink, but either the software didn't have that one or I chose the wrong one. I'll attempt a layout with a corner sink over the weekend and post it to see what you think. Hi buehl, thanks for your comments about the fridge placement--it's is precisely for that "easy access for snackers/don't interfere with the workers" that I'm hoping to achieve. Comments (13)Granite-girl, No, the estimate was for cabinets, labor & sink. It seems high to me too but this is the first estimate so I don't know if what I'm wanting to do is going to cost this much. I've got other companies I'm working w/ so I'll be able to compare. I'm wondering if the 2 pantries and all the paneling w/ molding detail around the island is making it go up in price. I had an appt. yesterday AM and noticed the initial quote on the desk before some changes we made was around $17K. So after 2 hr appt. the changes I made increased the price $6K!! YIKES... The only changes were the glaze finish which is a 15% upgrade, the additional pantry which includes tearing out a coat closet & fixing wall w/ door, wood veneer w/ molding detail on island, corbels, wider crown molding, a mullion door at bar & decorative detail on spice pull outs next to oven. Does these changes seem like a $6K increase? I like the design except for bar area. I really would like to make the wet bar a desk for laptop, phone etc... I'd like to have a place for a chair and 3 drawers on right side. Not sure if there's enough room between wet bar & island. It's 40" between the two. Does that seem tight if someone was sitting in a chair to pass behind? I've chosen granite for countertops. The quote for granite is $3630 for 77 sq. ft of Level I granite. Comments (17)If your desired consumer group is older, empty nesters, then for higher-end rental or resale, I'd suggest a wall oven and separate cooktop. If you put the wall oven next to the fridge, you can complete the corner with an appliance garage. MW drawer might also be easier for seniors to use, and appliances should still be in good shape in two years. Even though L shaped seating on an island is not the ideal dining situation, your little space at the end will not be comfortable for four seats. The NKBA recommended minimum elbow space is 24" per seat, with 15" minimum knee space. Your perpendicular seats share knee space. I'd make the island longer, with seating on two sides. Comments (24)I have a vintage-y/quirky kitchen, almost the same layout as the one RTHawk linked. I built a box for the inexpensive countertop MW, to make it look like an old-fashioned bread box. The counters on that side of the kitchen are three inches deeper than normal, and I re-used a cabinet door to make a drop-down landing area, lined with sheet metal, so it can double as extra landing space for hot items from the range/oven. Here's a pic during remodel, and another in action--I eventually painted the MW cabinet to match the base cabs: MW cab with door closed.
