What you would like to see when you sitting on sofa? Probably outside not barn doors to the bathroom. I would just suggest moving sofa away from wall. Also you need to consider traffic patterns and make sure people don't need to jump over coffee table to get to bedroom.

Is the Floor Plan Creator app a good one to use to do a floor plan? I've never had construction done or really cared enough to get a more functional room. But with having a new space made now is the time and opportunity to design a room that works for all of our needs. We have a 4 and 6 and a half year old. I could probably decrease the amount of toys that they have now and maybe move some to other areas of the house. But definitely still have a play kitchen in there and a few other toys. Once I get the floor plan together I'll definitely post it here. Thank you very much.

What would you recommend for wall color if leaving the FP white washed? That depends on what color furniture you're having, an area rug, and the color of your new flooring. it's much easier to pick a wall color to match those than vice versa. here are some lighter tone options (and you could always go over the brick w/a heavier coverage since the 'country' look doesn't seem to be your option. Personally I think this is a 'meh' job. The mantle is too small and the whitewash wasn't done very well. (and please, get new window blinds!) here, see the diff? This one is somewhat in the corner. see how they finished off the angled sides? (more on that below w/skim coating) This is a better sized mantle w/art above. (get yourself a thick wood beam at HD or lowes, beat it up a bit and stain it yourself. did it w/ours. try a 6x6 or 6x8 size. You could fir out the brick and do anything else over it. you could even tile over it, plaster the sides and upper portion. You could remove the mantle, knock off the corbels, and do this mantle surround like they show here. above the mantle, you could cover the upper portion w/some wood trim work See the black panel trim work on this one? kind of like this. and if you like this look, do a cement or plaster right over the brick. super simple and cheap. (search 'cement overlay on fireplace brick" or plaster over brick fireplace) here's what they did to this corner fireplace, very similar to yours. notice the wood shiplap trim above the mantle. you don't have to do shiplap, you could do anything you like. this is more of a boho type of look here's another skim coat on a corner fireplace w/all neutrals and textures skimcoat You could paint the brick black and add these cubbies off to the left side, filling in that angle. I love this look solid white brick, wood floors, bamboom shade, warm area rug, white walls and bookcase. textured ceiling light.

Before I committed to purchasing a large sectional for my living room (18x20 room) I set dining room chairs where the sofa would sit and covered them with blankets so I could get a feel for how big the sofa would feel in the room. I have also used old moving boxes to simulate end tables or coffee tables. I need the visual to be sure. I also purchased my sofa through a local, higher end store that had designers on staff that could help pick the right scale furniture. Even 2 sofas that are the same size won't feel the same in the space. The first sofa will feel much larger in the space than the second even if they are the same length.
