Punch List Issue or Immediate Concern?
Comments (6)Yes, we have sent a message to our builder about the issue so he can handle. Waiting for a response. In the meantime, interesting about the furniture polish - who knew. Not sure why the cleaning crew would have been using either necessarily in an empty new home but I am certainly not a cleaning expert :). If a patch can be done and look good, I'll be fine. Comments (13)Violet- There are two kinds of things at issue here: 1) the stuff that is obviously in need of fixing and is often cosmetic, like small finish details, and 2) stuff that is not obvious that may be hidden or may develop in the future. The stuff that falls in the first category is on you: he wants to be done with the project and you need to be observant enough to tell him whether there is anything that doesn't meet your quality standards that should be fixed now. Take your time, do the type of identifying walkthrough beforehand that others have suggested above, and then go through a second time with him and the punch list. The stuff that falls in the second category may not be obvious to you or to him, and that's where a warranty comes in. Do you have a warranty or some type of guarantee in writing about what happens if stuff other than on the punch list shows up in the first year and needs to be fixed? Have you discussed this with him? I understand your concern, but I also understand the contractor's viewpoint: he doesn't want you calling him back every couple of weeks after the job was supposedly completed because of some minor sheet rock ding you didn't point out on the walkthrough....See MorePunch list 3 months after move-in
Comments (31)That is atrocious. Really bad. I had volunteers for Habitat do a MUCH better job and they had no experience before doing trim work. Talk to the builder. Insist the bad paint job and all the trim problems be fixed properly. If he does not quickly fix it, find a lawyer. I know, that sounds severe, but sometimes you have to be a nasty person to get what you paid for in the first place---that's what good lawyers do....See MorePunch list or pre-punch list work?
Comments (9)Agree that this is pre-punch. You've already articulated your biggest concerns. Now- not at punch- is the time to address it all. You have had a leak. To think that a few pieces of new tin will take care of it is to ignore the infrastructure issues that possibly lay, quite literally, above your head as you sleep. To think that the chipped tile can be seamlessly fixed? Well, hopefully the order was 20% over what you needed, from the same lot. Otherwise, you could be looking at the same as the ceiling- patchwork. Things go wrong- I get it! But you need to calmly, but firmly state your issues, and work for the remedies,....See Morecpartist
