Should we move in before closing?
Comments (17)Wow! Our GC has given us at least 3 completion dates. We finally locked in on a rate...and lost it. He now has had a lien placed on him ( it's really on us) by one of his subs. The title company won't let us close. Since then, he has increased the dragging of his feet to finish the little piddly items(hardward on cabinets, a bathroom mirror installation,basement carpet and cleaning the home. He knows that we can move in with the CO, which we have passed. We should get it any day, now. When my husband asked him when was he going to finish our house he said, "It's finished. It has passed the final inspection." I thought my husband was going to lose it. I think he's angry that our house will probably appraise much higher than we all expected, but he bid the project! He's the one who took the draws and did "whatever" with them. Now, he claims to be out of money. Anyhoo, we need to move in when the paper is issued. We can not keep paying rent and the mortgage on the construction side(we are carrying the loan). Also, the new people that will rent where we are have already given notice. We're holding them up. Our attorney is suggesting that we sue him, which we don't want to do; but we are prepared. I have every e-mail/text that he's ever sent, AND he's trying to stick us with a bunch of bogus upcharges. It's obvious that he is not planning on paying off that sub. If we ever build a house again, we will NEVER carry the loan. If he were carrying the loan, we'd be in our house. This situation is a nightmare. I can't stand to see his face or even think about the situation. I know that my doctor is probably tired of seeing me. Sorry for the rant. Comments (102)Update to the 6 & 10 Rule: It only applies when the 1/3 - 2/3 Rule of Cantilevering applies (1' can cantilever over 2' of cabinets). If your slab is 2 cm, you can have up to a 6" overhang without support. If your slab is 3 cm you can have up to a 10" overhang without support . If you are using a pony wall or cabinets with a depth of less than 2 times the depth of the overhang, then you need to provide support to equal at least 2/3 of the total depth of the countertop. . Comments (15)Bill, thanks so much for mentioning that floor installation may also include removal of old flooring - forgot about that - too many things to think of! Well, I think the deal is probably dead. The bank, or someone representing them, came back with a counter-offer for all parties of $115,900. I'm not budging. My first offer was $101,990 and was told to put in my best and highest offer, which I did at $105,900. I wrote a letter and wanted to include an attachment for pictures but was told the bank will only look at faxed papers, so had to forego the visual. I wrote the problems that I'm aware of, trying to keep it short and to the point and told "whoever" that with all the problems there was at least $40K worth of work that I know of, at a price of $115K I didn't feel that the price was warranted and asked that if they reconsider my offer to let me know. Hopefully, the listing agent will submit it. If it's meant to be, it's meant to be - maybe they'll come back to me if no one bids any higher or makes a better offer than I did - otherwise, it goes in foreclosure. Comments (2)Your very questions are why I chose to bite the bullet and use a GC. We're doing some things ourselves, but letting the GC coordinate it all, including the custom cabinet guy, who insists on doing his own finishing and install, which I'm happy about. I can only tell you what we're doing, in this order so far. (small kitchen redo) --Strip wallpaper and remove chair rail and paneling --Remove existing appliances --remove cabinets --drywall demo to re-do electrical in certain areas --electrical - removing old, and adding new stuff (hardwiring, new outets, switches etc) --drywall repairs --electrical finishing --prep walls for painting, apply tinted primer and two coats --fill in floor tile where cabinets will go in. --install cabinets --finish electrical for under cabinet lighting. --install new light fixtures --install new appliances. --countertops - if we go with quartz, the countertop people will install the undermount sink - GC will install a brace for extra support. --plumber to run new water line for fridge, and install DW, GD, hook up sink and faucets. --electrician to install new appliances if we needed this but we will have a freestanding range so it's not needed. ---final paint touch ups. So, as you can see, most workers have to come in and out at different times to do rough in and then finishing work. That's where it gets hairy coordinating those things....See MoreBrad Smith
