There are a lot of properties here that are bought, redeveloped and sold, but I wouldn't necessarily call them "flips". But there is one general quality of rehabs or flips that I don't like. Much of the housing stock here is 19th c. (and pre Civil War at that) which probably contributes to it. Some of them have not so much left that's easily salvageable. But no matter the quality of the flip, they are almost without exception redone in some sort of generic, trend-oriented style, that generally doesn't have much to do with the existing house, and you can tell it was done to sell to a generic buyer at whatever the price point might be. Even if the house is contemporary inserted into a historic shell, I'm fine with that, but most times there is no stylistic consistency throughout the project. And the lower the budget, the less consistent it gets. All the bathrooms and the kitchen may be completely different in style, based on whatever is available right off the shelf at the home center. In some large houses that are divided into several smaller units the disconnect is so great that I wonder if the developer's wives or husbands each got a bathroom where they got to pick the finishes. It doesn't seem to matter what the rest of the house looks like.

Grasses, like all other plants require N, P, K, Ca, Mg, S, B, Cl, Fe, Mn, Mo, Ni, Zn. The soil test indicated that most of these did not require adjustment, hence my recommendation. There is a sliver of truth to some of the comments regarding BCSR and soil structure. We use exchangeable sodium percentage (ESP) to evaluate the impact of sodium on soil structure. Alternatively, we can use the Sodium Adsorption Ratio (SAR) a ratio of the chemical activities of sodium to calcium plus magnesium. These are routinely used, and are not nutrient based (sodium is not a plant nutrient). These are most important in high CEC, clayey soils. Structure is less important in sandy soils. Somewhere I posted some articles that describe results of tests comparing BCSR and SLAN. Science is not a belief system. It is a method of evaluating facts. Read up on the facts and then make a conclusion - NOT A BELIEF.

I've reconnected all the plugs and run a Malwarebytes scan, run a Ccleaner and am now running a full scan with Comodo. When that's finished I'll run the Superantispyware too. So far nothing serious has shown up. I could only get the spam page before and I've now been on the Internet home page but I don't want to do anything on there until I'm sure it's safe. So far, so good. If everything's OK I'll change all the passwords I can think about and I'll definitely know how lucky I've been. In future I'll not click on any news or anything like that again. I gather you don't agree with candy crush ha ha, I suppose I should agree with you on that, it does waste a lot of time. What about jigsaws are they as bad? I do those in Jigsaw planet and they seem to be trouble free to me.

It might be a good idea to actually read over your insurance policy to see for yourself what it says. I would also ask for an adjuster (not your sales agent) to come and look at the damage. My son had a leak in his second floor bathroom which damaged the ceiling in his kitchen below. He had to tear out the tub/shower wall tile and the tub to get to the source of the leak. That tub/shower tile matched the tile wainscoting around the whole room and was no longer available. Taking the cast iron tub out involved removing floor tile. Just like your leak, the project became complicated. Neither he or I thought it it would be something that his homeowner's insurance would pay for, but a buddy of his told him he had a similar situation and his insurance did pay. My son did make a claim and it was successful. The insurance company ended up covering the cost of demo, the labor and materials for the new pipes, flooring, walls, valves, faucets, shower base, toilet, sink, vanity, tile and more. It also paid for fixing his kitchen ceiling. If my son hadn't upgraded to a few things like granite counters, heated floors and glass shower doors his insurance settlement would have paid for nearly the entire repair/remodel. It doesn't cost anything to file a claim so I highly recommend doing so. Hope you end up getting some satisfaction.
