olychick, thank you for taking a look. :) I'm relieved to hear you think a white shower pan is best. I am heading out now to find porcelain marble look tiles for the shower walls to pick up the gray as you suggested. I want a shiny finish to the walls. Tell me if you think that's a misstep. I am avoiding marble as I have a marble topped vanity now that is pock marked with etchings. As far as seeing myself in the vanity, yes, I think I will be able to do so. I was planning on a black framed mirror spanning the vanity. My current vanity is 32 1/4" high (as will be the new vanity) and when seated on my vanity stool my reflection is seen up to my chest. The only issue currently is that my knees are pressed against drawers. I failed to mention that I was thinking of using absolute black granite for the vanity top for two reasons: one being cost and the other being to avoid etching. Will doing so deviate too much from my inspiration? If the soffit is that narrow I don't think you'll be able to access the angle of the rafters in order to install a vent, an elbow, and the duct pipe. I'm assuming this soffit is vented? If so, any moisture that exits your exhaust pipe will be drawn back into the attic along with the fresh air the vents pull in. I'm assuming from what the OP said that they don't want or need hall access to a bathroom that one of the bedrooms isn't going to be used as a bedroom. I also LOL at how home builders are so overspecific in naming the rooms on their floorplans. Like everyone wants a game room in the middle of all the bedrooms and home office, just the thing to ensure a good night's rest or undistracted working at a desk. One small item I find really irksome in this floorplan: the door to the master bathroom toilet room is ideally positioned to (a) block the entry from the bedroom when open, which it assumedly would be when not in use, and (b) whack the person using the sink when unexpectedly opened from inside. Also, that door to the upper left bedroom is a weird one. Perhaps to keep it from blocking access to the J&J bathroom when open, it's hinged on what would otherwise be the wrong side. As it is, especially since the bedroom closet extends further than the door opening, the door must be opened an awkward 180 degrees to enter the bedroom from the hallway. The "regular" bath layout that jensbride posted first is very similar to what our DD & DS shared for years and worked very well. The door, however, was a pocket style and placed directly across from the toilet. This allowed the vanity to be scooted around the corner to take up the whole wall. It leaves the toilet close to the tub, but with lots of elbow room. Our kids just learned to keep the door partially closed when the bath wasn't in use due to the "view".
