Comments (1)Kristen- I see a Screened Porch on the deck above to provide a dry area below. Seems like a perfect fit for your nice home...and you did say that this could be a multi-phase project :) I would add lattice work around the posts underneath and gravel as a base for storage accessed by a lattice framed door. Electronics could go against house midway back. Can't tell from the photos how much headroom you will having after excavation down to the footers. You may indeed have enough height for a use an enclosed room. Doug...See MoreStamped/stained concrete patio help??

Comments (6)I know nothing about this - but was thinking that the materials are going to expand and contract (depending of course on climate) and I would think that if you put anything over concrete, it might expand and concract at a different rate, therefore causing problems. I just had someone out to give some estimates. Actually, he is doing a design first. He said the flagstone could be reinstalled if that is what I want - and need 3/4" gap between. He did not talk about putting it over concrete. The flagstone patio shown recently (can't remember who) is absolutely stunning. It also looks like it is in a warm part of the country - which I am not. My only advice is do your homework. When I had the first flagstone put down, the guy came in and I hired him. I trusted him to do it right. Big mistake. Huge. They took out the grass and plopped down the flagstone. Now it is a mess and needs to get replaced. Good luck!!...See MoreStamped concrete overlay on concrete porch/patio
Comments (4)That your existing concrete is in good shape is key. Any crack in it would transfer through to the new material. So long as you create proper finish levels, you should be in good shape. Stamped concrete can look terrific. It's biggest drawback is the color not being integral to the slab, but just surface treatment. This is really no problem unless it is subject to harsh wear, which in this instance is probably not going to be the case. If the surface gets a chip or gouge, you'll see near-white concrete below. In most residential situations, it doesn't get that harsh of treatment....See More
