Comments (34)winendine5- You do not enough space for an area rug in that dining room. You only have exactly enough space for the table and chairs and buffet. Not an extra inch of space. Not a problem, there are plenty of ways to add color to the room. And when you are eating in there, the food adds color as well, in addition to the centerpiece. I don't know if you are going to keep the color of the chair upholstery, but that is easy enough to change if you want, to either a solid or print. I like white or off-white curtains, and you can add a trim on the edges that coordinates with whatever color chair seat you choose. I would suggest eating at the table and sitting at it for a good 2-2.5 hours as you would for a dinner party. Somehow the spokes of the back of the chair don't look particularly comfortable. If they are not, you can have cushions made for the back of the chair. I would also not center the table exactly, move it a bit closer to the windows than the buffet. After all, if chairs bump the window wall, that is an easy fix with spackle and paint. If they bump the buffet, terrible! And be sure to seat your larger guests on the window wall. You can also purchase thing-a ma-bobs with the wool felt for the bottoms of your chairs so they don't mar your wood floors when the chairs are pulled out and pushed in as you won't be having a rug in the room....See MoreKitchen remodel layout dilemmas
Comments (10)Sounds like entering the kitchen with all the openings isolates the kitchen completely from the rest of the living space. Consider relocating the entrances altogether. Without actual plans and more pics, it's difficult to evaluate the space, but since you mentioned opening the wall to the family room, this might work. Close off the existing opening to the office. Open the existing pantry to the office, or eliminate altogether. Eliminate the existing desk nook in the kitchen. Consider a full height wall-to-wall pantry / refrigerator/freezer / wall oven /coffee bar on the left wall (where the existing oven is located). The island facing the family room should be higher than the sink cabinet height to hide the sink use from the family room. This layout might make the ceiling beams make more sense also. Comments (10)just frame them out and paint them to match your vanity. it's simple and cheap to do. The other option is to remove them and replace them w/matching mirrors. Or just get beveled, frameless mirrors. As for the lights, please don't paint them. just replace. Those current ones are a cheapo ($30 at home depot) dated lights that do nothing to enhance your relection. You can find cheap lights that look better. You can't replace that countertop? Have you shopped around for remnants? you could prob pick up a pice of granite of quartz for less than $75. another 50-100 to have it cut to fit. cheap sink ($50) undermount. what kind of budget can you work with? I hope you're doing some type of hardware? Check out AliExpress. you can find some really nice hardware that's much cheaper then you can find here. I've ordered numerous things from them. do some shelves over the toilet. buy a wood board, cut it, finish it, and hang it. cheap.(like, $25) then style like this or do some art cheap lights and cheap wood frame. both of these can cost less than $100. buy some thin wood molding. cut to size. stain, clear coat. you can glue it on the mirror or you can do a miter frame around it. look online "how to DIY mirror frame". you could search and see if you can find 2 matching mirrors. check flea markets/craigslist, offer up, etc. check out this one. LesleaFerguson cheap butcher block countertop. you could cut this yourself and save money. use the leftover elsewhere. I mean, it's an above-average example of a very nice type of house -- I don't think most people would say it's "dated" any more than a historic home is; it's just from a time when some houses were unfortunate. Usually the goal of these houses is to blend into the landscape a bit, which would tend to favor a shade of green or brown, maybe greige. For sure, paint out the garage to match the house, and then maybe you have the freedom to pick a contrasting front door color for some fun and to draw the eye.
