Bathroom Remodel - Keep Bathtub or Not?

Hello! I was hoping to get some opinions - thinking from the perspective of a buyer - on whether we should keep a bathtub in our master bath. We currently have a two story home with 3 bedrooms, 1 bath with sink, shower, and toilet (located upstairs), and a master bath with everything (located downstairs). The upstairs bathroom was remodeled about 4 years ago and now it's time to do the master.

The plan is to also add a half bath (for guests), but closed off from the Master. In the master we really don't use the bathtub because it's an inset Jacuzzi and we take showers.

The question is, is it worth it to remodel and put a new bathtub in that's not inset - more modern? Or can we get away with not having a bathtub because we do not use it and we do not want to clean it? Also would it be ok to just leave the plumbing accessible, but not put the tub in?

You'll probably get a range of opinions, but, where I live, most recent builds have a generous shower but no tub in the en suite. If you do decide to leave the tub plumbing in, Id put in the tub as well, though.

If it's the only bathtub in the house, I would think about keeping it. Most buyers with children want a tub where they can bathe them.

I posted for you on the old house forum - but then came back to look again. I suggested a 2 sided shower rod and curtain. Extend your tile beyond the edge of the bath, as the water, even with a generous shower curtain, will splash. You might look for ads for soap and bathrooms in c. 1920's magazines to see the way bathrooms were finished. There are some wonderful ads showing parents giving children baths in charming bathrooms done by illustrators like Jesse Wilcox (I think I have her name right!?)

My guests aren't here yet. I don't think its usable with a silicone sealer as that crack will open/spread more now that its started. My aunt was meant to come this year with her husband but I think when it comes up I will put them off for now. She has a place on the other coast where she stays in the late fall and winter. However, further into the season it will be a problem as a few friends I have know most of my life and those I have re-connected with are meant to come .

thank you. I have a large garden tub, and because I don't always use the jets because it take so much water to fill the large tub the water smells like sulfur or something. We have filled the whole tub to get above the jet line and cleaned with bleach and that seems to work. But it would have to be done every time I think. Do you know about the new self cleaning tubs I am reading about? Ozone run??

The OP mentions a bathroom with bath upstairs in addition to the master. I think that would be enough for most areas but there are local variations.

Are you selling soon?? If not, then who cares! Do what makes you happy. First floor living is gaining in popularity especially for those who will age in place... a shower is easier to navigate and be assisted in if necessary. Make it a nice size shower and include a seat of some sort.

Post some plans and everyone will pitch in!
