I wouldn't think my sellers would need to replace the toilet seat. I'd just clean it, probably--or assume that they'd cleaned it at the last regular cleaning time of their cycle. if it was really worn or something, I guess I'd buy a new one. When we bought our current place (our first), I just cleaned the toilets. For all I know, I didn't clean them right away. If I remember correctly,our seller cleaned the bathrooms on their last day in the place, so I just figured that was enough. I use other people's toilets all the time--when I'm visiting friends or relatives, etc.--without asking them to replace the seat or sanitize it before I sit on it. And I sit my bottom down on the toilets in public restrooms. Neither I nor anyone I've known has ever ended up w/ a disease because of a toilet seat (and in fact, a study showed that the toilet seat was the least germy of all the places we think of as germ zones. My MIL said, "did you go buy a new toilet seat?" She was horrified when I said no. It had never occurred to me. She was horrified, so i went and bought one, and it wasn't as good a seat as the one that had been there. If I were the sort of person who had to buy a new toilet seat to feel that my bathroom was safe, I'd want one *I* bought, not one the sellers bought a week before and sat on 3 or 4 times before they moved. So, I'd say if you're a seller, don't buy them a new seat unless you leave it for them unopened in the box.

Hello, SweetAnnie, and welcome to the neighborhood. Our footprint on the earth is smaller than some, but we manage to LIVE LARGE. Oh yes, that French kitchen is a classic. I've thought about copper fixtures in the kitchen, and mostly decided to stick with stainless to match the appliances....BUT I do love copper pots. I also found some copper trays which I use for flower pot saucers, or for service boiled crawfish or boiled shrimp and crab. That is the way they do it in south Louisiana, and I like their style. I think I saw a bunch of copper containers in Pottery Barn home cat, and Williams Sonoma cat recently too. Lavender, if you get software for Christmas, please review it for us, so we know if it really works. I have Sweet Home which is free download, unless you wish to donate to them. Haven't figured it out totally, but did "furnish" our Alabama house. I even figured the square footage of that house, as it is now after bringing in the 10 x 10 sun porch and the 5 x 19 closet/bath bumpout, as being nigh on to 1000 square feet. By the time I redo the kitchen and add a wee bit to the master bedroom, another 180 sq feet, we will top out at 1180 feet. Or say 1200. Maximum. Oh gosh, your floors are gorjuss. What a beautiful job you've done on the house and such a knack you have for it. If I had my druthers, I'd never cover the natural woodwork, but yours looks very nice. The thermostat and the mirror are such the perfect touches. My mom had covers made of brass and mahogany. I'm thinking she could have just painted them like you did. Ours was a box colonial like yours, built in the late 1900s. My sister bought it from mom to keep it in the family.

Thank you all for your comments! It was a 5 year complete down-to-studs home renovation of an old 80's house of redwood walls. We've turned it into an Italian lake villa. So happy it's finished and very pleased how it turned out.
