Comments (12)Hi, ideamom...yup, we sure do have the same taste! :) Thanks for your kind words, never did I imagine that I'd ever build on a property like this and I guess it will seem more real when something happens like BREAKING GROUND (impatient sigh). :-p Anyway, don't feel like you have to "match" all the light fixtures in your home if you like more than one collection, I think it's part of what makes a custom home "custom" (JMHO). After my DH and I discussed lighting, we decided to use Belcaro in our entry/foyer, gallery, terminus, living and dining room. For our master suite, we are going with Bellasera. We also found another line for the kitchen, nook and great room, it's the R.A.M. Lighting Monaco Series. For the rest of the home, it's still TBD, but I think each bedroom suite will be different, as well as the wine room, game room, home theater and office. Comments (11)Standard lumber comes in 8-ft and 10-ft lengths. Sheetrock comes in 4x8 sheets. There is a lot that goes into it, but any time you go away from 8-ft walls the cost of sheetrock and installation goes way up. Then if you go to different heights for every room, the carpenters will charge accordingly. You might ask the architect what the difference in cost would be for designing and building as you want. I don't know if these are rules, but I believe FHA uses them as standards for granting a loan. The sill of the house should sit a minimum 4 inches above the ground level and the ground should fall away from the house a minimum of 6 inches for the first 10 feet away from the house. Comments (7)Holly, I don't know your contract, but if your builder included this in your contract, s/he obviously had strong suspicion that it would be a cost. Without "opening things up", the builder really had no idea what, if any, issues existed. And so s/he obviously planned for the contingency. Was there an estimated cost enumerated in your bid estimate? If you own the lot, you own the "stuff". Comments (8)And if it's just pushing up into attic space but the roof is the same, will this add new "vaulting" or angles on the top floor walls that previously didn't exist? Yes. There's probably some misinterpretation/inadequate explanation. If you've raised the basement, they are extending the foundation pour height. If you are raising the 1st floor, they switched to using 104 5/8" instead of 92 5/8" studs. If they are saying they cannot raise the walls on the 2nd floor, then maybe other things are at play. Maybe (actually absolutely) the $3K doesn't cover it. Maybe your overall height would be beyond zoning allowable. Maybe the stair footprint won't allow the extra risers.
