Interesting that you call that a "hill" there in Indiana, when it just looks like a gentle slope to me, where a hill really is a hill, (I have some garden clients where the street is over 30 feet above the level of the house, and the bottom of the back yard at the fence line is another 30 feet below the main house level). It seems rather obvious that fencing across the rear property line is the first thing to do, (any reason why you didn't consider doing this?). The back yard looks pretty devoid of any plantings besides lawn and the patio, and could use some additional plantings to give it less of an industrial look. I am assuming that the real reason you are asking for help is that you would like an idea that doesn't cost much money. You could instead plant a hedge across the back property line, but anything that would give immediate impact would not be cheap either. As to what level of landscaping is necessary to help sell a flip remodel in your area, no one outside your area will be able to give you a realistic answer to this. Its a tough resell market when so many homes are going unsold, even when they are good values. Good luck with your home, maybe talk to some real estate agents who are actually managing to sell homes in your area, and get their ideas on what else you should do to get your house sold. I would guess that you need to lower the price if you are serious about getting it sold, even if it means taking a loss.

Ohio must be really flat. It's hard for me to imagine you not having anything to look at around your area for inspiration. Come out to Cali for a vacation. Everyone has a sloped lot, but small space, so the retaining walls and landscaping are essential to get any joy or value out of your property. Start by determining what you want to use the yard for. Are there multiple uses? workshops storage sheds gardens play space outdoor kitchen seating entertaining swimming pool Make a simple plot plan layout and designate space for each function. Give ample transitional space for people to flow freely. Plan to build the retaining walls without moving too much dirt. You can create nice flat terraces by working with the existing grade. It is not really a good idea to bring in or take away very much soil. it could cause erosion or drainage issues with your entire lot.

You have a gorgeous view! We live on top of a very steep slope with beautiful views as well. Our slope is your typical Southern California boulder studded slope. We live on a steep private road with homes built along the flat portion of the ridge. Everyone has 2-10 acres and our properties slope steeply down to a seasonal stream and most own part of the next hill. NOBODY has horses up here, but there are big horse ranches in the flat-lands at the bottom of our hill. I wanted goats, but it's too steep for that also. A previous owner built a lower driveway ending under a huge deck, and he built many brick terraces, here and there. We love the terraces for our small vineyard, but the land is so steep, I take a hiking staff with me for support going down that hill. He used railroad ties to make graduated steps to get to certain areas down the hillside, but you are on your own in most places. I would suggest some steps to get down the hill. You don't mention planting for erosion control. It's a big factor here, and there are a lot of junipers and rosemary plantings to assist in that. Good luck with your project. back yard view from the entrance of the house backyard pic 2. the corner used to have a ficus tree that was cut down. We are thinking of putting a fire pit and seating close to that corner. there is ground cover on the back and right side of the yard since the backyard has some slope. pushing that line back would require a retaining wall of some sort. this corner held another ficus tree that was taken down. this side of the house backs to two neighbors. right side of the yard. there was a huge ficus tree right there - roots were getting under the house and the wall. the cutout from the concrete patio here doesn't make sense. looking to extend that. .we want to extend the patio all the way out in this half of the backyard. the concrete is in good shape so we are thinking of options - pavers or colored concrete - that might be able to work with this patio and save on the demolition and re-paving costs for the existing patio area.
