Help with basement bedroom and bath layout in basement! Please!
Comments (4)It would help to have more dimensions and know where the windows are (and sizes of windows.) I see what looks like a window on the 17' wall, not so sure about the 30' wall. Are the dimensions shown the exterior or interior dimensions? If interior, do they include studs and drywall, or are those from foundation wall to foundation wall? Did you want to use just the 17' x 30' space for 2 BR and 1 BA, or more of the living space? Can the space below the stairs in the picture be used for a closet? Where is the bottom stair? Comments (2)Consider making the pool bath have a door to the living room. Makes sense if people go in there to shower and change after the pool to not have to go back outside to enter again. You can make the other bathroom just an en suit then, which is great if you ever decide to use that room for an in-law suit or something down the road. Think about putting a linen closet in the pool bath too. It will be so much easier to just keep pool item there like beach towels, sunscreen, and other stuff there. If your kids fall and scrape their knee by the pool how great will it be to have bandaids right there? I agree the closet looks odd in the middle of the room. Eliminate it, make it into two separate ones so each bathroom has storage. Put a closet in the corner of the living room near the hall. Comments (37)I'm in the process of adding a basement walkout egress right now to my 1960's ranch, so that I have the option to use the downstairs as a rental or airbnb. I already have big egress windows and the door to the entrance will be full light and together it makes the basement amazingly bright.. It is also safer for the downstairs occupants in the event of a fire. The construction is hugely disruptive and has destroyed my mature landscaped yard. I were doing a new build (and had it in the budget) I would definitely add one now as it is surely less expensive and less destructive than adding it later and adds value to the home and could potentially provide additional income stream in the future, even if that isn't on the agenda right now. (While you are at it, add egress windows too, it makes a huge difference and makes the basement feel like part of the house instead of a dungeon.) I have a sump pump in mine. Some codes allow you to tie the drainage into the sewer but not in my jurisdiction. I hate the sump pump but it is necessary because there was nowhere for it to drain to daylight and no other options. I will eventually put a clear awning over the entrance to deflect the weather which is probably even more important. That awning can look really cool.
