Help with basement bedroom and bath layout in basement! Please!

We need to get an idea of how we are going to finish our basement (which we are doing at the time of the build) so our plumber can rough it in. Can anyone help with a bathroom and bedroom layout for the area on the left side of the basement? I would like the bath to be accessible to from the living area. A three piece bath with tub/shower combo, toilet, and single vanity is preferable. I would like a walk in closet in the bedroom and need the window to be in the bedroom. It is a lot of space to work with and is overwhelming me! Any help would be appreciated! Nothing is set in stone. We just like the option of having two potential bedrooms and a bathroom down there (need a window for all bedrooms to be considered bedrooms). Thank you!

It would help to have more dimensions and know where the windows are (and sizes of windows.) I see what looks like a window on the 17' wall, not so sure about the 30' wall. Are the dimensions shown the exterior or interior dimensions? If interior, do they include studs and drywall, or are those from foundation wall to foundation wall?

Did you want to use just the 17' x 30' space for 2 BR and 1 BA, or more of the living space? Can the space below the stairs in the picture be used for a closet?

Where is the bottom stair? It's not clear the way this is drawn. A more detailed drawing would be very helpful.

Yes, sorry one window centered on 17 inch wall. Window is 108" wide by 60 inches tall. I believe they are the exterior dimensions. I just want to use the 17' x 30" for 1 bedroom and 1 bath. The playroom was going to be the other bedroom but I am not opposed to redesigning everything to make things work better. I attached the foundation plan if that helps more. We will be using the space in front of the stancion posts for unfinished storage space and mechanicals. Thank you, thank you, thank you!

I don't think you can get into the linen closet as drawn. Being a basement, can you add windows to the left walls in each room too? Lower levels need more window to wall space to feel less like a basement....even with tall ceilings. As a rec room area, will you want guests to be able to use the bath without going through the bedrooms? If so, you may want a "main bath" instead which will give you more flexibility on location...

After reading everyone’s comments I think perhaps “basement” was a bit of a misnomer. Maybe I should call it a lower level since the majority of the downstairs will in fact be above ground. And to the often mentioned point of wanting lots of light in the bedrooms, we are not people who spend an excessive amount of time in our bedroom. Almost no time in our bedroom during the day actually. My current, south facing, second story bedroom is usually VERY dark when I’m in it after 10:00 pm. I also forgot to mention we are planning on having electricity in our new home! I do think that a bedroom on the main level may be convenient to have 35 years from now when our children are grown and we are older. But its not something we would want to use any time soon as we prefer to be on the same level as the kiddos. I actually peraonally know 2 different people that built their “dream home” after retiring, and both chose to include lots of stairs to force themselves to stay somewhat active in their old age. Okay. It won't let me upload the foundation plan. The horizontal line across (along the stairs) is where the wall will be covering the stancion posts. The stairway will be open. The length of the basement area is 64' from the exterior wall of the house to the garage. Hopefully that helps a bit.
