I can't speak for the others (you'll just have to watch those people! LOL), but all my people are Southern and I was born in the South, and though by circumstances was transplanted North, I was raised on Southern home training and sweet tea (didn't even know there was any other kind until college, when I started dating a real Yankee). Jim, about the Austins' prevalence: As Jeri and others have so astutely pointed out, that's just marketing. People seem to be obsessed with the Brits and their lifestyles, their names (look at the baby name trends, especially for girls), their TV shows, their movie stars, their accents... somehow, people seem to think, all things British are somehow better and of a higher, more refined and educated stature. So of course they eat up the Austin propaganda. Maybe the Germans need better press. And also, sorry to say, but some folks are just ignorant. Watching QVC the other night (oh the shame!), I saw this female host on a gardening show with this guy peddling an Austin collection. "Oh, I've never SEEN blooms like this; this is a truly EXTRAORDINARY rose." And she meant every single word. Now, we who are acquainted with the antique world know this is nothing rare or super-special, but for those who have only ever seen a hybrid tea... That's why it's up to us to educate. Comments (32)No bank will give you a loan to invest in a property that you do not own. You would have no collateral in the building to offer them. You could use an existing property that you own outright as collateral, they might accept that, maybe, but why would you invest your money into something that you could lose? If you were renovating to start a business, that would be different. Retail leases are written differently and a bank may lend you money as a business loan, to rehab a place if you have a good track record of starting and maintaining a profitable business. I've seen a lot of restaurants open this way. Even if you had a signed 99 year lease @ $1/year you still could possibley lose your lease, and hence all the time and money you put into it. I've seen it happen. You also have to consider liability and insurance if you are renovating a place you do not own. What if one of your rehab projects causes structural damage to the building? Or there is a burst water pipe? Or if there is a fire because you left hot wires exposed during demo. Old building often have had many, many alterations to them and there are no blueprints indicating where things are behind the walls. Are you going to be doing all the work yourself or is some of it going to be contracted? What if a worker should get injured on the job? Who would be responsible, you who contracted for the work, or the owner of the building? What if you hurt yourself by falling through a floor or something? Are you going to hold the owners responsible for a rotted wood floor or are you covered for any mishaps that happen? Comments (33)It's 36" to the top of the vanity and nearly 41" to the top of the sink. Our upstairs "normal" vanity is 33". We needed to cut off some of the legs to bring it to that height. It worked out well because my husband is quite tall and he appreciates every little bit. I'm short and it's okay for me too. The dreaded finishing question... Prior to the project I had anticipated using a marine varnish on the top, I wanted a really hard, almost bar-top finish. I purchased the bureau on eBay and the finish wasn't very good, I sanded it to smoothe it out and went to our local unfinished furniture store to look at stains. There I got talked into gelstain and a poly gel finish. They insisted it would be hard enough to withstand the water. Well, yes and no. Like newhomebuilder, if I did it again I'd go with stone on top. The sides of the bureau took the stain and poly very well--actually the top did too. I clean it with hot water and a microfiber cloth and dry it with a microfiber cloth. It looks fine but has dulled a bit. In the better picture you can see the edge where it's worn a bit--not as dramatic as in the photo. This happened in another place and it was certainly easy to fix with sanding and reapplication. The woodworking forum has lots of good advice. I'd suggest you troll through the posts before asking your own question. There are at least two members who are very generous with their professional advice but they end up answering the same questions over and over again. They display admirable patience! Comments (32)LOL Plllog :) I'd love to meet your knob and puller heh heh Do you only knock when the red light is on? :oP I actually am greeted by name at Vintage Hardware heh heh The owner came out to meet me (they want to reproduce my ceiling medallions) last time I was in. He purchased another home we were looking at last year. They're not green :) But they're local and it's important to me to support the communities we live in whenever we can. I'm going to have him over as soon as I finish unpacking so he can go through the house. He has never been here and is dying to get a peek at the brass and the medallions and he's a wealth of period information which I really need. Are you local? And who's your tile person? I'm not sure what we're doing about tile...we have several original fireplaces that need replacement pieces or have had some made but they're badly done. Someday we'll get around to fixing them as well (mind you the kitchen comes first because I'm tired of cooking on the back porch LOL). Carbon footprints...those are always buzz words Dh gets a giggle out of. We were up on the slope in ANWAR and this dude was bragging about his carbon footprint being so much smaller than ours because he does not own a car. DH did some calculations for the dork overnight and came back to show him his real carbon footprint in comparison to someone who commutes 30 miles a day. His was way larger...see he wasn't counting the carbon footprint his FLIGHT TO WORK weekly cost :) DOH again...sometimes it's all about perception and being cool, not being green at all.
