Question about mini split AC systems.

I understand the basics of how these systems work but need to understand some details to assess a house we are considering buying. 12 room antique, about 4,000 sq feet. Currently the house has two exterior split units and 4 interior split units. As a rule of thumb, do you need 1 interior unit per room or can the interior unit effectively cool multiple rooms? Is it possible that 4 interior units could be cooling the whole house effectively or can I assume that we need to add more interior units?

It usually isn't necessary to have a unit in each room. One usually doesn't want to cool all 12 rooms at the same time so combined capacity of units need not be capiable either. So many factors play a part in how well it works/doesn't work,home can't be evaluated long distance via the net.

I am not following your answer. Sure you don’t want to cool whole house but what does it mean for the rooms without interior units? Are you saying that you only put units where you want cooling and that the others are not?

Well, lets see: a heat pump IS an A/C that can run in both 'directions'. You don't need extra electrical wiring for that (the heat) to work. It would be good to know if the unit requires both the neutral and the ground. It would also be nice to know how you connected it at the unit. Scenario 1: It requires two hots, neutral and ground. You connected two hots and neutral but no ground. It runs happily. But it is not a safe installation since the unit is not grounded. Scenario 2: It requires two hots, neutral and ground. You connected the two hots and ground but not the neutral. Then it would depend on whether the indoor unit uses a 120v blower. This probably would not work. but it might. Scenario 3: It requires two hots, neutral and ground. You connected the two hots and neutral. There is an internal jumper between neutral and ground. This is similar to how older 220v appliances used to be connected. It runs happily. IIRC, new code does not allow this type of installation (for appliances). The best long term solution will be to run the 14/3 from the box to the unit. Run it outside if necessary.

Thank you all! Now I have a bid for a 9,000 compressor and air handler for our BR and a 12,000 air handler and compressor for the LR. The Fujitsu is 12% more, and the company rep 'prefers' Mitsubishi, saying "more robust" trumps the cheaper electric bill. (Electricity on Maui is four times as much as we pay ComEd at home near Chicago.) I'm inclined to ask for the 9,000 Fujitsu for the BR. It is a little quieter (42 dba v. 46 dba on the Mitsubishi) and it's SEER is better (Fujitsu 33 v. Mitsubishi 21). The BR unit will be run more often than the LR unit. The company rep says there is also an air handler that could mount low -- replacing the through-the-wall unit in the LR. This is in a corner of the room; less cosmetic work and wiring, but less efficiency. Door shut-off switches: This seems very high cost to me -- $900 for each of two doors. Seems a lot for a simple on/off contact. I would only want this in the LR. I can also have the controls hard wired for another $400 each, BR and LR. (Our ceiling fans are hard wired to wall switches.) The bid is for all Fujitsu or all Mitsubishi. Totals here for just the A/C units, installed, including electrical and tax but not cosmetics (wall repair, paint): Fujitsu $9880 Mitsubishi $8658 This is the 'only game in town'. It's a small job, and many companies refuse to deal with condo complex rules for installation. It's a big company, though -- THE authorized Mitsubishi company in Kahului, Maui, HI -- if you hadn't already guessed!

sjordan, not answering for klem, just my point of view: when cooling with interior units only in some rooms, other rooms will be cooled indireclty from normal heat/air exchange within the house. Also a lot of how we perceive heat is the amount of humidity in the air, and a lot of A/C is removing the humidity, which can benefit other rooms (and then how tight is the house in terms of penetration of humid air). Heat rises within the house, so you get houses where upper floor bedrooms can get stifling - but possibly only need A/C for a few hours a day, to remove heat before bedtime, are nights cool where you are, etc. Plus solar gain - south facing rooms may get uncomfortably hot, rooms that don't get sun be okay much of the day, shade effects. Air flow within the house, can fans and ceiling fans help. Etc.

So, too many factors to generalize, your climate matters, and also depends on how demanding you are about temperature differences. If you focus first on rooms where you spend the most time (usually kitchen, main recreation room, occupied bedrooms), the rest may work itself out. Some households want 72f year-round, others are tolerant of quite a bit warmer during hot summers.

The thing with at least some older houses - it was considered normal e.g. to have bedrooms quite a bit colder (more blankets!) or warmer (sleep with a fan, no sheets or blankets) in tune with the time of year. During summer, wasn't uncommon to have outdoor kitchens. Getting to the modern ideal of identical temperature everywhere may be a tall order - possible but a lot of work and expense (or lots of heating / cooling units).
