Corrosion of Galvanized Window Enclosure

fairlyd

The attached pictures tell the story of what has happened to our window wells enclosures. What we have been told and what our research has disclosed is that the galvanized metal well egress was probably attached to other steel in the basement walls which created galvanic corrosion action. This, along with irrigation, caused the deterioration of the metal. Original basement construction company, of course, claims no accountability and referred us to a contractor who quotes $10 K plus for replacement of each window well enclosure. We have three window wells but interestingly, only two have deteriorated yet all three receive water from irrigation. In the Phoenix Metro area where we live, there are typically not many homes with basements so we have been unable to find other contractors experienced in this type of repair. Our house was built in 1999 but corrosion was evident by 2004. We did ask for assistance years ago but are now panicking as we hope to sell soon due to retirement. Each of the window wells is over 90" deep by 66" wide by 36" (code) from wall. Most replacement egress enclosures are not this large. The wells are a few feet off the driveway creating an issue with digging them out. We are seriously in need of assistance and advice as we cannot afford the $20K plus for repair work!!! Please, any Help will be greatly appreciated!!!
