(HVAC dilemma) 2 or 1 furnace/ac set for a new house?

Comments (9)broconne - well I can say that I am in a similar situation... Building 4,000 sq feet in Cary. I have the luxury of custom construction and still have to talk to my GC. I will probably do dual fuel on the 1st floor and HP only on the 2nd. Dual fuel being 80% gas and heat pump. Electric strips are never the best choice - absolutely never. You will save money with the setup I am proposing but ROI is hard to figure. There are ways to do it but I don't have the answer. It really should be less than 5 years for a simple switch to HP in this climate - but perhaps greater than 5 years for the gas/hp hybrid setup. But know that most people don't do HP around here because there is the impression that it won't warm the house enough (for a large house). Part of that is because insulation is not the best - since we have a fairly mild climate. Also - HP's are seen as less durable - which in fact they are. I've built semi-custom before and never even thought of asking about changing the HVAC. So - I am not surprised that no one in your development has mentioned it. I wish someone would give ROIs on different options but there are so many variables. Probably best is going greater than code on attic insulation. Next is reducing air infiltration. Next would be high efficiency HPs. Those are my 3 choices. Comments (5)@ Mike_home: I meant only de-humidifier. I am not home now, will check the humidity reading when I got back. We installed the de-humid as part of a basement waterproofing system some years back. At that time we were running a 10yr old Cent AC and the dehumid definitely was working. Prior to that the basement smelled somewhat musty (my wife is very sensitive w/ allergies) and we ran 2 portable dehumids on the first floor, emptying them frequently SE Pa can get warm and sticky, the whole house unit was needed, it will be interesting to see if we need to run it with new AC. As for the load, 3 contractors each bid 3 ton units after their inspections. I haven't seen their results, but I will ask and if I find out anything interesting, I will comment. Comments (27)The biggest problem with HVAC zone systems is knowing when to choose it as a solution and when not to. Some HVAC companies it's about "sell, sell, sell" whether or not it works... there's more money in "sell, sell, sell" --- when it's only about money? So does the comment above mean I do it for free? No. If you think that you are reading things that aren't there. New construction? best to choose separate systems 9 times out of 10. In order for a zone system to work, you have to know what you are doing. Most HVAC companies staff (the techs they send you) are 20-30 year olds. How much practical experience could they possible have? It's best for HVAC zone systems to be an elegant solution. A HVAC zone system is a tool in the tool bag. Not all homes are suitable for zone systems. Some homes there is no other way, and in some cases complications to those problems will make an HVAC zone system design possibly more prone to problems. You have a problem now, do you want more problems. These decisions among others are decided "in person" --- so considering that becareful what information you decide upon from the internet. Just because it's here doesn't necessarily mean it's true. That said: Depending on equipment level chosen, how many different floors you have in your structure, how much room you have available... will all be factors that make you decide one way or another.
