Fiberglass at the rims is a particularly poor choice in the South, where the pressure drive (warm to cold) is predominantly from the exterior to the interior. Judging best practice by looking at what other builders are doing is not the best way to improve the details on your own home. Liquid water from leaking exterior sheathing will leak around and through foam boards and sprayed foam. But unlike fiberglass insulation, the foam board and spray foam are not moisture sensitive and will not lose R value or provide a home for mould growth. You need to look at the construction of the attic ventilation system above the insulation. You indicated they put the channels in and left a gap for airflow, prior to insulating the rafter bay. In order to get condensation in the attic, it takes two things, Presence of moisture and a condensing surface. Obviously, there is moisture present, and the source will need to be identified, but what baffles me, is that a conditioned attic (heated) remains cool enough to have a condensing surface on the heated side of the insulation. Have you looked into the insulation and up onto the baffle that was installed? It is my guess that by installing the baffles continuous from top to bottom, that they possibly did more harm than good, particularly if the channels are continuous or sealed. They certainly have a ventilation channel, but you need to consider the reasoning for that ventilation channel. Attic ventilation first and foremost (at least in my heating climate)is to relieve the attic of moisture. The other reason is to relieve the attic of excessive heat in the summer time. With the insulation at the rafter level instead of the attic floor, they will need to have a continuous(sealed) vapor barrier or a dual purpose air barrier, such as drywall (ADA Approch). Kraft facing is not an adequate vapor barrier.retarder, in this application. Couple this with warming the attic temp, should alleviate the problem, but dont do it by simply warming the attic without the sealed vapor barrier or you will just drive the moisture deeper into the insualtion system. With the types of temperature differentials this winter has provided us, problems are going to arise, that didnt happen last year, irregardless of how many occupants were there last year.

Thanks for the suggestions! I have been working with an independent broker...at the time I posted, he had had no luck, but he has since found a possibility. Now if the universe will stop playing phone tag... I don't believe our regular insurance company will have any problems with homeowner's insurance with the horses once the build is complete, but they contract with another agency for builder's risk/course of construction, and it was this other company that objected to equines of any size. If all else fails, we could board them, but that would be a last resort. As for the companies that objected to the mobile home, I asked if they could just exclude it, but they wouldn't conider that. So, please cross your fingers for us...hopefully we'll clear this hurdle and get on to...the next one.

Thanks again everyone. So here's my update. I had no luck getting In touch with the agent we had used originally, and wasn't willing to drag my two kids along to go to the office. So I passes the issue off to dh who walked into the office without an appointment and asked to speak to someone. ( he makes a good squeaky wheel lol). The agent I had been dealing with was not available so he got someone else. She gave him the same song and dance about "a cabinet is a cabinet, a door is a door" etc. except having looked closely at our policy we knew we were covered for the option of "similar construction" for replacement cost, not standard construction. (It's extra). So, he pulled out receipts and photos etc. finally she agreed to open up the software they use, and spent 20 minutes with him going over the details of the house and the material used. That brought the replacement value up $60,000 (as opposed to the original $17,000). Quite a difference. We will be photographing and storing receipts just in case. So, the moral of the story, your agent should be thou rough, not lazy. Know your policy. And make noise if needed. Thanks again for all the advice!
