Cost & Engineering - Over Detached Garage Room?
Comments (4)Costs vary by region of course, but our detached 2+ car garage with interior stairs and upstairs unfinished space was about $35k, about 4 years ago. (That doesn't include the cost of the driveway or any plumbing or HVAC, but we did put a separate electric panel out there in case we want to add more at some point.) So $25k sounds reasonable. However... be sure to check your local zoning. Ours doesn't allow for plumbing in a detached garage (they want to avoid things like rental units); even a spigot for a hose outside is not allowed from the garage. There are also considerations like egress (think you'll need more than one exit for the space to be considered safe) and also building an envelope between garage space and living space so that fumes don't carry. Also, not sure if your garage is currently existing or to be built. Interior stairs will take up some space inside, so space for your car will be shortened by several feet, even if the staircase turns. (We handled this by bumping forward one half of the garage to be a few feet deeper than the other half. I wanted this anyway so that it wasn't one big flat expanse across the front, and it looks nice.) Comments (10)I don't see a problem as long as framing will allow it. but from a heating & cooling perspective these areas can be difficult to heat/cool. there are many threads about family rooms over garage (frog) with people complaining about the difficulty to condition these areas. problems are...heat gain from being so close to roof, heat gain from walls of room shared with attic space, air movement through walls, over and under the room. air sealing & insulating is key to making these spaces comfortable. these rooms are surrounded by extreme attic temps. so additoinal care is needed to deal with this gain. either taking the time to insulate then use foam sheathing boards to air seal...or foam. while spray foam costs are high...labor to air seal with foam sheathing boards quickly adds to material costs of this detail orientated install. foam sheathing, tape for seams, button cap nails to install & caulk to air seal. I'd look into costs of foam..spray foam the roof line & the west facing wall. since the garage is detached... minisplit is most costly. but a heat pump minsplit would be very nice. less costly would be heat pump p-tac.. noisy & hole into wall would need to be cut. least expensive would be window unit with heat pump... not a/c with electric strip...very expensve to operate in winter...not much cheaper in summer. will plumbing be added for bath or mini kitchen area? plumbing is expensive, but if you are going to do it.. make a full bath. and of course...pick windows with low e coatings & inert gas if on west side....See MoreDoes anyone have ideas about a "view" home with 2nd story kitchen, LR?
Comments (53)Would begin by designing the core of the home you want -- the main floor with a great room as your living area and your master bedroom suite all along the view side of the house. Count on adding a (6'-8' deep porch -- let your upstairs roof cover it so you can enjoy the space year round. Put the bedroom and great room on the side of the house with the view -- and include a room on the driveway side of the house that you can you can close off (control heat exchange) for the stairwell (with stair lift) in the approximate center on the road/driveway side of the house that will lead to the downstairs entry. ' You can put your kitchen with its smaller widows on the driveway side of the house as well as your master suite walk in closets on each side of that center stairwell room. You could put your laundry room with a powder room with their small windows on one end of the driveway side of the house and your master bath on the other end of the driveway side of the house so the frosted windows for each of them could be on the ends of the house rather than the driveway side of the house facing the road. Once you know the size of your main floor living area, you can create a couple of children's bedrooms upstairs within the attic -- steep roof or Mansard roof or Gambrell roof -- with gables with large windows or even sliding glass doors (with balcony) aimed toward the view and have that roof cover the full length porch on the view side of the house -- with the stairwell room between them on the driveway side of the house and a three room jack&jill bath on the view side of the house. Each children's room would have its own powder room along the outside wall with gable and frosted windows and each could access a third interior room between the two powder rooms and hallway with a tub/shower combination unit in it. Once you know the full size of your living area, build a full basement beneath it with a garage and a utility/storage room and, space permitting, a bonus room with small bath behind the stairwell room/entry that could be used as a guest room or home office as needed. By putting your two story porch/stoop and downstairs entry centered in front of the house, you could have one side of the ground floor as your two car garage and the other for your utility/storage and your bonus room with bath and, perhaps, even a screened porch and it not be obvious from the road that your main living area is on the second floor....See MoreHelp with carport to garage w/ 2nd story master
