Comments (7)njdjs - just go to any Home Depot and look for the "Hindu Rope" - it is a Hoya. A company called "Exotic Angels" tends to supply HDs, Walmarts, super markets, etc., with various houseplants and that hoya is often found at those places. Similarly, EA supplies the "String of Pearls" plants at those places too. Check out the Hoya Forum and meet the native Okie residents who are really into Hoyas and post there. A couple in my church adopted a little boy whose parents' rights had been severed because of sexual abuse. The first year of life with Daniel was traumatic for all three: Daniel's kindergarten called the new mom to come pick him up because he was approaching children and adults sexually. Daniel went to a few birthday parties & was quickly blacklisted because of his sexual overtures to guests & parents. Daniel & his new parents went to intensive counselling, & the new mom quit her job to take care of Daniel... not only did he need full-time mothering, but he kept getting thrown out of day care. The parents learned that children who have been abused sexually almost always approach others sexually; it's what the children have learned to do for attention, approval, companionship...love, or a cheap facimile thereof. Yet their abusers have also shamed them into keeping the big secret; Daniel never said one word about previous sexual "activity". Based on what you *know* of sexual activity at her mother's house, I'd bet that this young girl has seen, *& been involved in*, a lot more than you know. She'll keep approaching people, girls, boys, grown men, whoever, sexually because *that's what she knows how to do*. ............................................................ Please get some help for this little girl, & keep her safe. If you 'give her back' to someone who's led her a chaotic existence & allowed her to be sexually abused, I think the day will come when you will find it impossible to forgive yourself. Comments (18)^To expand a little bit: Sometimes a property will show active but it is actually under contract and the Listing Agent/Office hasn't updated the MLS just yet. Always ask first if the property is actually available. Actually have your agent do this part :) A property can be "Contingent" on anything. Common contingencies include financing and inspection. Less common is contingent on the sale of buyers home. These are good homes to have your agent explore their possibilities of coming back on the market. The property labeled "Backup" is the listing agent telling you that there is some weakness in the contract so the seller is looking for a stronger deal to backup the original contract (2nd place deal) that will actually close. The weakness can be anything. Common weaknesses: Sale of Buyers property and there is a kick out clause. Kick out clauses start once the backup offer is made and the first contract buyer has (usually) 72 hours to remove the contingency. If they can't perform, then the first buyer cancels. Sometimes there isn't a weakness, but the reason it states backup is either to obtain further buyers or to quell fears of the contract falling through. I have personally sold homes to buyers where my buyer ended up with the property and the first contract fell through for some reason that was purely that buyer's quirk and not related to the inspection of the property. In those types of sales, the property never actually goes back on the market because we had a backup in place so when the first contract cancelled, it went automatically to my buyer through the backup contract process. Ask your agent for details. So don't skip over those backup listings or contingent listings. You never know the inner workings of any specific P&S contract unless you are one of the parties. Your agent would be able to get the info so you know the approximate probability of the property making it all the way through to closing....See More- 7 years ago
