Water heater pressure relief valve leaking. Advice needed
Comments (8)The valve you are talking about is a pressure relief valve (PRV). It is a safety device to prevent WH explosions. Either the valve is bad and needs to be replaced with EXACTLY the same spec valve despite what a vest wearing know it all at a box store says... "this one fits everything". Or you have a closed plumbing system and you have a thermal expansion problem that needs to be corrected NOW. If you have a closed plumbing system, and that has been code since the 90's, there should be a small thermal expansion tank installed proximate to the WH. These tanks have a bladder that may have failed and the tank must be replaced. OR... you have a closed plumbing system and there is no thermal expansion device installed, which is not uncommon, and there needs to be one installed. In this case the PRV is acting as a thermal expansion device and it is NOT intended to. Comments (1)Leak locator companies can be iffy. There are companies that are competent and professional and there are companies that are not. Best that you do all you can to diagnose the problem. There is a check valve in the water meter so you can't "give water back". With that check valve you have a closed plumbing system and a thermal expansion tank is required. You may be experiencing two problems at the same time... a water leak on the city side and something using water in your house. Is your neighbor's (with the water filled box) meter showing the low flow indicator moving also? Since the low flow indicator is moving we'll assume that either water is being used in the house or there is a leak. Shut off the water at the meter and see if the indicator stops. If it does then you have a leak or something in the house is using water. The #1 culprit in the house is a leaky toilet. Put some food coloring in the toilet tank and see if the color of the water in the bowl changes. #2 culprit is an RO unit running to drain constantly. #3 culprit is a water softener running to drain constantly. Since you AND a neighbor are experiencing the SAME water in the box symptoms the odds are that the problem is a leak on the city side of the meters. If that is what is happening then the small leak will continue to erode the soil until the problem is unavoidably obvious. Comments (5)So, let's be clear: If it wasn't leaking out of the PRV and running out of the electrical area, then the tank, or the elements where they go into the tank, has a hole in it. It's possible that heat or corrosion could make that intermediate - but there is a hole. Something that you want to pay attention to is that you need an expansion tank if you have a pressure reducing valve or a check valve on your water supply. Without an expansion tank, the pressure in the water heater can exceed the working pressure. Consider a hybrid water heater that will cost much less to operate....See MoreHot water heater leaking. Comments (3)You have a few possible root causes: 1. The T&P valve is defective, has crud in the seat, etc. 2. The pressure is exceeding the rated pressure at times 3. The temperature is exceeding the rated temperature at times Crud in the seat would explain why it was leaking all the time, but not why it started leaking. It also wouldn't explain why the new one is leaking. Which bring us to #2 - this is getting over the rated pressure at times. Use a recording pressure gauge that will show the highest pressure until reset. I'm almost certain this is exceeding the pressure rating. You can get these at Big Box or Amazon.
