More Porch Decor & I'm Ready for the 1st day of Winter!
Comments (15)OA ... I'll check w/hubby on the saw blade info...he's sleeping now ...I'm the night owl. Yes, you can steal my hair-do, lady ... you save money on shampoo & when you get up in the morning, you don't need to style your hair! (altho I have cried many a tears ...but it's ok as long as the chemo does it's dirty work) ... in this pic tho, I now have no eyebrows, no eyelashes... no one told me how that would feel (& look) ...but it's part of the journey. 'Nuf said, uh. Now that trunk you're talking about I got on clearance @Hobby Lobby some yrs ago ... has to be at least 10 ... probably closer to 15 ... anyway, it's the 'girls' chest ...there's some dolls, fancy scarves, jewels galore & fancy belts in it ... I still have a young gr-gd who gets into it. ;-) Yes, I'll take another pic of it...it's stuck in that corner right now w/the tree & ice skating pond up. Now the boys they have the wood trunk under the nativity set...it's full of cars, trucks & the girls like it, too ~~ of course, they all used to get into both trunks! Now the Hoosier is the 'game cabinet' it's been one since our son was in Jr. Hi ... now that's a few yrs ago! Full of board games, fun battery games & all kinds of stuff! Santa always brings a kid game & an adult game on Christmas Eve to stay at the Sammons' household. ;-) Yes, the wood bear is probably `12 - 15" tall ... movable legs & forearms with jute ties. Thanks, OA. Jeanne S....See MoreOur 1st pool... Questions!
Comments (0)I've been researching this board for quite a while, learning everything I can. I appreciate this resource to the fullest. Thank you! Our home construction will begin in the next few weeks, and our pool will be being built at the same time. We have finally chosen a great pb, and are excited about his enthusiasm. Now onto a little about our pool... We have chosen a freeform style. It will be 18 x 45. We will have a flagstone beach entry that will drop to 3.5ft, and then drop again to 6'. A few resting benches, bubblers and umbrella holders. It will also have approx. a 30' wide boulder waterfall along the back. some led lights. The border will also be flagstone. We are going with kooldeck for all our decking (too many little feet in our house). Pretty sure we've nailed down our equip to: Pentair 3hp intelliflo variable speed pump, pentair clean & clear cartridge filter, autopilot chlorine/salt generator, raypak 406 399k btu (natural gas) heater... haven't decided on an automatic cleaner yet, or a few other little items... Where we are stuck is our interior finish color. We are 100% going with pebble sheen! So far we have nailed it down to a few ideas. I think we are leaning most towards Ocean Blue and adding 20% (beadcrete) Blue Blend. And also have considered Blue Granite with the same blend color from bedecrete... Is there anyone out there that might possibly have this combo??? I'm also welcoming any comments (positive/negative) on any of our above choices!!! Thanks in advance for any guidance! As our project starts i will also continue to post pics......See MoreOur 1st pool~ very excited for opinions!

Comments (10)Sounds like you have a crappy real estate agent, not to mention I never heard anyone making cash offers way beyond asking price, even in a hot market. The reason for a cash offer and quick closing is the ideal negotiating point to purchase the home under asking price and preferably under the market value. I don't know about the Seatle market, it sounds like people there just dump money over the asking price without any entry bid proposal, followed by negotiations and paying over the market worth value... Even in Manhattan, NYC where a typical townhouse goes for $2,000 per SF and up, people always bid low and negotiate from there and nobody is in the rush to pay more than it is worth and I'm sure they could easily pay anything. Like Denita said, get a new agent and don't be so eager to throw your money around for something that worth-less as the market value goes... Good luck...See Moretqtqtbw
