Comments (4)Hi James, I was wondering if those steps are new concrete steps and if the house was tuckpointed recently before you bought it? The reason I ask is that there appears to be some very recent work done in those areas that you are having problems with (notice the lighter color of the mortar in the joints of the brick surrounded by darker mortar joints in picture 3). Was there settling around the steps and was the footer replaced or were the stairs just re-pointed with new slabs layed for the treads? I also see a long vertical joint that looks like it was caulked near your family room. You may have some deeper settling issues that were camouflaged with some touch ups. I would like to advise you to call a bricklayer in to see if there is a problem that you may need to worry about with the foundation walls. You may have already addressed the issue permanently by diverting the water. But I would advise checking into it with a professional before you do any more work around that section of the house. Comments (2)thank you for responding. Yes it looks like it is raised in some areas and lower in others which isn't good for unidirectional water flow I'm sure. I'm digging and digging. I think it may end up going below a neighbors yard as I'm getting pretty close to the fence. It's slow going as there are so many rocks mixed in with dirt. I think I'm going to have to dig it up well and get some crushed rock and do it properly. It looks like whoever did it, wasn't too picky about their work. I'm wondering though, with the Y connector, should it be sealed. With the corrugated pipe just pushed into the Y connector with no seal it just points to obviously leaking at that juncture. I'm not sure what other type of pipe to use as it is going around the walkway of a kidney shaped pool so I guess it should be flexible to work with it best. I really hope that I can fix it as I don't want the pool hole to fill up with water and turn into quicksand after I fill it with dirt. Comments (11)my worry would be that if the soil is staying saturated, you're causing root problems for all the trees. Unless you want to be cycling through replacements, I'd fix the underlying problem the right way - which is getting the water out of there. One of our winery clients was having massive water problems in a few of their vineyard blocks, to the point where you could grab a vine and pull it right out of the ground - the roots were all rotted.
