Comments (16)live_wire_oak, Nichia was .60 MORE per board than the Hardie. Go figure... athensmom - I absolutely agree re: mixing of materials and that's something I'm REALLY struggling with here. If we don't brick the front gables I'd use either Hardi shake or board & batten in hopes of recapturing some of the country look even though it's not technically correct. Lexmom - thank you for the kids words about the location! I grew up here and have such strong ties to that plot of land. My Dad planted many trees on special occassions such as his anniversary and for birthdays and even though he's long gone, my Mom can still remember which tree was for which occassion - it's a living history I can pass along to my kids! I know I shouldn't care what others think but sided homes, even Hardi, are *really* looked down on around here. In the neighborhood across the street an absolutely gorgeous home was built with board and batten Hardie and stone - not a cheap combo by any means. The neighbors, however, felt it 'cheapened' the 'hood and the HOA basically drove those people out of there. It's been 6 years and people STILL talk about 'that sided house.' It's pretty pathetic but I also run a boutique type business out of my home and appearances matter - many people I deal with on a daily basis are more impressed with what people have than who they really are or how they treat others, unfortunately....See MoreNeed advice on upgrading 1960s Florida Ranch/Rambler? home
Comments (4)Removing chain link fencing is one good way to update it! Remove shutters. Paint the house create a defined entrance, removing the old entrance overhang and columns. Comments (22)Instead of painting the brick, if you still don't like them after having them sand blasted, consider staining them rather than painting them -- that would be a mistake. Seriously consider extending the deck the full width of the house -- better for use and resale value. alternately, build a covered porch from the deck and wrapping around the corner of the house, stopping at the chimney. If the deck (or a porch) were extended all the way to the end of the house, the higher ground would mean you'd only need a couple of steps to reach a patio on the end of your home. justgottabeme has the right idea with painting the foundation and window frames and siding already painted; however, you might consider using CWF or a dark, absorbant stain on the deck top and rails, painting only the posts (even with the foundation) rather than painting the actual deck or using a "solid stain" that looks like paint and, in my experience, doesn't hold up all that well.....See MorePainting House Exterior and Upgrading Windows
Comments (4)clean the house and use solid stain in a grayed brown. when the windows are done [that will be a major replacement job], whatever is left of the yellow around windows can be painted....you can do gray window framing and a taupe paint color to replace the rest of the yellow area to unite the brown siding [which will be darker/grayer] with the window trim. See how the roof is grayish...a more grayed brown for the siding and gray window framing unites things. It's a good roof and they don't get changed often....and the brick is in good shape and a nice warm color. Maybe paint the front door a very light gray when these themes get chosen. A power washing and use of solid stain will be really nice for your siding.....eventually you or someone will want to side it with something but it looks like nothing has been done for a while...it[s holding up well and solid stain lets the feel of wood remain. It can be redone every 8 yrs with the same color , easily , once you get that established. Your house is different and nice...I can tell you, getting going with windows will be major as there is a lot as far as trim/colors/materials/prices/. the details count. …..shop for windows first. Paying to get better/larger windows might be a smart move..they look a little small in proportion to your home's size. It can be money well spent though....See MoreRod Hughes
