i did my wash in sun at 80 degrees and it dried too quick.so next time i am getting up at 5am and doing it then. sun is bad but cloudy day is fine.

i have to disagree on the no concrete recommendation, at least for my area. our ground water table is so high at times that the clay soil is fully saturated for months on end. no matter what the post is made from it will rot out quicker without concrete around it. teh concrete will still allow moisture to get to the posts, but it slows it enough that they don't rot every couple years. after only 4 years, my parents replaced some posts on their fence that were not in concrete, they were rotted completely away below ground. the posts next to them, that HAD concrete were still as good as new. that was 10 years ago and all posts are in concrete and stillrock solid. i would not waste teh money on staining a wood fence. the sun will cure it for you, and any stain would have to be redone every couple years anyway. unless you want to paint it, my choice is to leave it natural.

I just wanted to add quickly that I have experience with both white vinyl and wood (stained). My neighbor's white vinyl fence (solid) makes up one fourth of our backyard fence. The other three sides are what we installed (basic wood fence, stained gray to match my siding). In my backyard on sunny days, it's very, very hard to see with that very white vinyl right there in your eyes. And (sorry, this is gross!) bird waste really shows on white vinyl. My gray stained wood fence has held up great over the past six years. I've only had to stain it twice (six years ago, and this past summer), and powerwashed it only two times, and it has stayed beautiful. I know it might seem silly, but the bird issue, the glare, and the grass that sticks to the bottom of the vinyl after mowing would be turn-offs for me. Good luck with what you decide! Depending upon the size of your lot, having the fence 1 ft. onto your property has its advantages, so long s your neighbor acknowledges what is his and what is yours. As I understand it, since it is on your property, this fence is yours to do with as you please, whether to improve it, remove, or replace entirely. If it were on the property line, it would belong to both of you. This way you at least have minimal space to work on it without stepping onto the neighbor's property. I would legally establish the true property line, being certain that the neighbor acknowledges this, preferably in writing. Check into your jurisdiction's adverse possession laws. This may not even be an issue in town or depending upon your state, but I know that it is a very big deal with larger properties in many states. You don't want to allow your neighbor to claim that extra foot as his by right of usage for a certain period of time. My parents built our house in a very rural area 60 years ago that was later built up. The property next door was long considered unbuildable and remained a vacant woodland until about 30 years back when building technology allowed development. When the property was purchased, the new owners had a survey done and discovered that our fence was a few feet onto their land. They let my mother know and she had the fence moved -- no hard feelings whatsoever. It was an honest mistake and hurt nobody for 30 years, but when it did it was taken care of. My mother probably could have claimed adverse possession after all of that time, but she would never do that. This situation doesn't have to mean war with the neighbors.
