Comments (1)You could easily add 2 BR and 2 baths above the Study, Entry, Utility, Office, Pantry areas, leaving the stair where it is. The challenge is the massing and the appearance of the elevations, particularly the front, since the roof lines will change considerably. The photograph's view is not what you will have--imagine everything in the front as two stories. Comments (32)So I am terribly trigger shy and definitely sorry for being such a bother. I spoke with realtors and as I imagined and you all suggested, we will lose value and buyers with a 2 bedroom house. I have been thinking of some alternatives. 1. Use 1/3 of the office space to the edge of the window as a large closet for the master bedroom. Turn the window in that office to a door to the backyard and make the kitchen space and the remaining 2/3 of the office an open kitchen and dining area. Steal 2 feet of kitchen space or add to the current half bath, to make it a full bath and make the dining room bedroom #3 with full bath. We will probably end up using that space as the office. 2. Move the kitchen into the dining room and use the window in the current dining area as a door to the backyard. Remove the half bath and include that space in the kitchen to make a kitchen/dining area. Wall off what was the kitchen,to create a bathroom and walk in closet for the office, which will now function as a small master bedroom (11x9). 3. Use 2/3 of the office to make a closet and bath for the master bedroom. Make the dining room a bedroom, and expand the kitchen to include the other 1/3 of the bedroom, and the current half bath for a kitchen/dining area. Use the kitchen window as backyard access. The only trouble I have with that idea is the fact that you will have to walk to the other end of the house to use the bathroom if you are in that 3rd bedroom. The layout of this house has been kicking my butt for 4 years now. I will not let it win! Do any of these options make sense? Any thoughts or suggestions. Comments (13)You describe that your one story home is performing satisfactorily on the fill conditions of your site. The challenge of adding a second story, to your existing one story home is two fold: 1) The foundations may not be adequate for a two story load; 2) The added weight of a one-story, plus a two-story load, may create soil stability issues. Another alternative, if size of your site will permit, is to add a one story addition with appropriate foundations, in lieu of a second story addition over your existing first floor. The two common types of foundations for fill and expansive soils are: 1) Pier and grade beam, and ; 2) Raft or mat slab. Have you checked with your local jurisdiction to see what they will require in the way of design and engineering calculations for your particular site conditions? Often local jurisdictions have significant regulatory requirements based on existing soils and site conditions. Comments (13)Replacing the range with a double-oven model is a good idea. The one pictured above appears to have 2 ovens similar in size. I was worried that those would be too small for the holidays. (Full disclosure, my fear could be completely unfounded. I can't cook without recipes & get stressed quickly when something doesn't go as planned. LOL.) I chose a range with a traditional size oven and a small 2nd oven in place of the storage drawer. The 2nd oven has a limited temp. range and has limited space since it is replacing the drawer. I believe it can also be used as a proofing drawer. I haven't used the smaller oven yet, because I use my speed oven when I need a small oven. Another option would be to replace your microwave with a GE over-the-range Advantium speed oven. I have an Advantium wall oven and love it. I use it more than the range oven. It works as a microwave, convection oven, and speed oven. There is a 120V model and a 240V model. I have the 240V model, so my opinions are based on it. The 240V would likely require electrical work, whereas the 120V would plug into the existing microwave outlet. If you won't use the speed oven function, I'd do as others suggested and upgrade the range to a 2-oven model simply because the GE Advantium costs $1200-$1600....See MoreSueb20
