How do you protect yourself when you plan to build?
Comments (14)I'm sure it depends on where in California you live but in the SF Bay Area $200/sqft would be all but impossible for a high end build. It may be technically possible to achieve by doing bargain basement finishes but I doubt it. I averaged about that several years ago on a remodel during the depths of the crunch when no one had any work. If you're reading sites like this or Houzz and seeing people's fabulous interiors, you will blow past $400/sqft before you know it. A lot of it is driven by finishes. Things to watch for: - Allowances. The builder's idea of $5000 worth of faucets may differ from yours. They may be figuring Home Depot Moen and you may be figuring Newport Brass. You can (and should) drill down on this stuff yourself ahead of time. It's time consuming but worth it. e.g. go online and pick out all your plumbing hardware. How much does that cost? Did you remember to get all the supply lines, valves etc? If you're not super technical you may want to talk to a local plumbing store. They will charge you more but will make sure you're not missing anything. Same thing for appliances etc. Now you're starting to fill out allowance budgets. - Did I mention that finishes can drive cost through the roof? e.g. tile and slab materials and install costs. Go to one of those giant tile/slab warehouses and talk to the staff there and get a sense for the cost. Same thing for masonry. Even fake stone is expensive. Don't get me started on trim work (crown molding, paneling etc). Cost for these various finish items can exceed 50% of your budget. - Did you think about landscaping? It can run up to 30% of your budget depending on the site work required. Do you need engineered retaining walls? - Builders and architects that don't include soft costs in their estimation. Soft costs are everything other than the cost to build the house. This includes design fees, permits, etc. In my area permiting alone can run $30-40k before you even dig a hole. You should go to your town hall and find out everything you need to know about building a house. What's the planning process? What are all of the fees? I've heard you should figure ~15% of project cost for soft costs. - What about site work and engineering? This stuff is invisible but highly necessary in certain areas where there are hills, fault zones, etc. Don't trust line item numbers that have too many zeros. They are just estimates. I don't want to sound discouraging but I want you to know people will stretch the truth to get your business and figure they can ease you into more later. A huge part of it is about self control yes, it just depends on your tastes....See MoreWhat nice thing do you do just for yourself?
Comments (43)I guess the the thing I do for myself, after thinking long and hard and reading this thread, and not sure how to answer...is living my life on my own terms. I quit a corporate job after they gave me grief for caring for my terminally ill mother. After that I bought a Fetch! Pet Care franchise (not a commercial!) and use my time to care for animals. I don't make a fortune, but that's okay. I love my job....which I really don't even consider a 'job'. I enjoy buying books and reading, both novels and homesteading type books. I really enjoy starting my plants from seed for the garden, mostly heirloom tomatoes and peppers. Growing things is such a nice thing...it just makes me realize how great it is to watch things grow from seed and eat your results! Nothing better. Because I am self-employed I also enjoy spending time with my dad. I can go over to his place in the early afternoon and watch a movie or right now we are into the early season of season 4 of The Shield. I bought him the 7 series set for Christmas. I suppose I do those things for myself because after my mom passed away I realize time is precious and I only have so much time with him. When he is gone I can't do that and I want to make myself available as much as possible. So I guess the nice things I do for myself are living for me and my loved ones and spending time and enjoying our pursuits that bring happiness. Also, I enjoy travel magazines, car magazines and other 'fantasy' things that spark my imagination. I doubt I will ever live in Bora Bora or drive a Lamborghini, but is sure is fun to dream! Comments (18)"Wow! Was she there? Does she realize I didn't want to get married but he asked and yes I change my mind but NOT because I was pregnant. Not ALL of my marriage with exDH was awful." Before I met DH, I can't tell how many men I dated talked badly about their ex. I had more first dates that included how he was trapped or how she turned out to be a cheater, took him to the cleaners.... the whole marriage was bad! It was definitely a deal breaker for me to hear that on a first date so I didn't have a second date with anyone until I met my DH. I think lots of guys feel they need to make the new woman feel secure that there are no lingering feelings for their ex, so they talk her down... or they rewrite history to put all the blame on the ex to make themselves look better. Or whatever the reason, I noticed it a lot when I was dating & the last thing I ever wanted was a guy that hates his ex... because if I am ever his ex, that would be me he's talking that way about too. My DH talked well about his ex. I met her, I liked her but couldn't see what his attraction to her is. She's taller & more athletic than he is and she isn't very attractive. (she has a huge mouth) but she seemed nice. Over time though, she presented herself badly. She was loud, abrasive, demanding, and reminded me of a tomboy. She calls herself a redneck, wears trashy clothes. She likes to be the center of attention & gets in your face. She has no class & I couldn't imagine her with my DH ~ he's mellow, an OCD neat freak, doesn't drink/smoke (she does both), just completely different than her. I'm short, quiet, more of a homebody like DH. Of course, DH told me she was not like that when he was with her, and I have seen her change when she is single vs. when she is seeing someone. She's like a chameleon to be what the guy she's with wants. Who knows what kind of person she truly is? But,that she has shown her true colors, I think she is downright ugly... but it's not about her looks completely, it's more about the things she does to her daughter that disgust me. She put pictures of her falling down drunk on her social network site & her daughter writes "haha, look at mom!", she discusses court proceedings with her daughter, etc. (That was before SD came to live with us F/T) So, I liked her at first but as time went on, I then started to see things that, as a mom, disturbed me a little... but thought "to each their own". I wouldn't want my kids to see me falling down drunk. DH says pretty much the same thing, though he never saw her being a bad mom... she tried to play the role of perfect wife/mother but over time, he caught her stealing money from him & he thinks she was cheating just before they split up. She's now with a new BF, playing super mom to his kids & doing the same thing... new guy, new baby, same game. When he started to see her reality, she got pregnant so he stays with her... at least for now. Again, it disgusts me to see another child starting life the way she had SD & I can only hope/pray that she does not do to this new child, what she's done to SD. Only time will tell. The dislike I had for her has turned to complete disgust (I don't hate her, I think despise is a better word) as she is slowly destroying her daughter... each time I think she can't sink any lower, she proves me wrong.(I mean who comes late to a birthday, no gift & refuses to spend an extra hour? But then she has to add insult to injury by telling her that her poor new baby has suffered long enough to even be there... I've never wanted to slap someone so much as I did that day, standing there hearing the words come out of her huge mouth!) I don't think anyone can say what really happened in a past marriage. Only the partners of the marriage know their own perspective... and each may rewrite history a little or a lot but they will definitely see things differently....See Morehow do you get over your fear?
Comments (31)I used to take Librium when I experienced anxiety, but I don't need it so much any more, and I've been told that there are better medications for anxiety and panic attacks now. When we took a horse ride in Costa Rica, my horse got spooked by a buzzard (or some large black bird than flew down at it) and the horse reared up so high that I fell off of the back of the horse, despite holding onto the saddle at tightly as I could. I landed in muddy grass and so I did not get hurt that badly, but I did get bruised. We also went zip-lining, and that did not scare me at all. I have fears of going through dangerous city neighborhoods (especially on public transportation), and so I take a book to read while I'm doing it - or at least when I used to do it. The subway in Mexico City could be very scary, and certain city buses in San Francisco were not that safe. I've been mugged in SF three times (twice on buses). I love the suspension bridges in North Vancouver, especially the one at Lynn Canyon....See More- 8 years agolast modified: 8 years ago
