The floor appears a lovely hardwood NOW! Repeat the wood flooring from the other picture. Your parents don't need an unforgiving hard and back breaking tile in the kitchen. Leave the wood in there too. The existing flooring looks lovely. You really don't want to "match" walls. Or cut up the house with multiple surfaces on the floor. Good for you Hannah on the purchase for them. : )

I was about to suggest the same. These are pine. They are not worth "saving" as a wood-look product. In fact the original attempt at stain is a bad one. Pine doesn't like taking stain. It really really doesn't. As Hallett & Co. suggests, invest in some HIGH QUALITY primer (Zinsser or better) and some decent sanding materials. Make sure you purchase primer that is SPECIFICALLY designed to go over oil based finishes/polyurethane. Paint the trim whatever colour you desire (I suggest white...it is much easier to coordinate than any other colour). Just by doing this ONE thing, you will have updated your home by 40 years. I kid you not.

I am having difficult time finding paint color (I plan to use Sherwin-Williams) that goes well with Sapele natural, aka African Mahogany flooring. The ceiling and trim I will use SW "ceiling bright white" but I've tried 7 other color samples for the living room but they didn't look good with the floor.. I picked gray family, should I change to other color family? I agree the wood ceiling is driving all the choices but I need a bit more info from you. I have no idea about the kitchen since we do not see it but before choosing new floors it needs to considered. I assume or I guess hope that carpet is going. I really dislike tile floors except in bathrooms they are hard on feet, legs backs and as we age even worse.
