advice needed for porch floor over basement/crawlspace
Comments (7)Maybe think of your porch floor a little more like a roof ... I, too, have an old house with incorporated porches (front and back) that sit over top of a full basement foundation (brick with original stucco.) We restored the back porch as a "sunroom" (it was closed in some time in the 30's) and I noted that roofing tar paper was used between the sub floor (plank) and the original T&G porch floor. There are shreds of roofing tar paper hanging on the edges of the bottom of the front porch floor where I can find it, but the old wooden floor was replaced with plywood and then the porch floor was tiled by POs (a bad DIY with 1 inch grout lines that leak like crazy, making my repair job that much more difficult.) The pitch on both porches is good (away from the house) There are low shingled walls all around the porches so water would be trapped without some sort of system to remove it. The front porch uses a pitched trough with 2 exit tubes at the foot of the short wall but I found no evidence of this on the back porch. These 2 devices (the roof paper and the trough) surely would have worked well if they were maintained, alas, the metal trough is rotted thru and leaves/critters were getting into the basement till I discovered the holes and band-aid-patched them till I can address repair of the trough properly. Comments (7)It's really a matter of how well the adhered tiles are stuck. If you can get something like one of those roofing tear up bars underneath and pop the tiles up in full pieces, you aren't likely to generate much asbestos dust. The adhesive can have asbestos also so it could be wet scraped and picked up with a wet vac with a capture bag. If the tiles are adhered such that they break into little pieces, you can likely float where the loose tiles came up and put a new floor over the top. There's also floating vinyl floors that sound like an ideal solution for your situation but I know little about the efficacy or quality of these products....See MoreBasement flooring advice - LVP or wood look tile
Comments (5)Absolutely NORMAL! The age of the house = expensive to put flooring in the basement. Age of the house = expensive to fix all the problems you have run into. The problems you have = EXTRA expensive to install a floor that will survive standing water. Sorry but your situation = very expensive. There is no getting around it. And if you think loose lay are expensive, wait until you see the cost of glue down vinyl! The choices are: 1. Go SUPER expensive; do ALL the preparation NEEDED (that includes the $5/sf moisture mitigation for the slab AND the foundation walls); add more concrete and then lay any floor you want so that you no longer have any concerns. Go SUPER CHEAP = couldn't care less if the floor gets ruined. You simply buy a new one and keep going. Option #1 will cost 3-7 TIMES more expensive than option #2. That means you can replace the SUPER cheap floor 3-7 TIMES before you "hit" the price tag for the "FULL FIX". If loose lay vinyl is getting too pricey, then I would say option #2 just became your best friend....See MoreNeed advice! uneven basement floor
