Ours is 12 wide by 15 long, drywall to drywall. 144 inches wide is just enough for a bank of 4 chairs on our rear, elevated seating, just one step up. The front is a bank of three, creating a small "aisle" on each side. We have a 100" screen (diagonal) which is basically a 4x8 screen. Keep in mind, that neither of your designs allow for a raised second row. For two rows, you either need to elevate the second row, or elevate the screen, which can look odd. In your first plan, can you swap the bottom bedroom with the home theater, extending towards the pool table where the couch is? Then the door into the HT can be on the extended wall by the closet and the closet can be made larger for that bedroom. From the grid in your pics, you could get about 12x21 without impeding on the pool table, and narrowing the closet slightly (while making it longer). You should be able to get all of your seating (and dry bar) in there with raised levels going back. Brian

It would help to have more dimensions and know where the windows are (and sizes of windows.) I see what looks like a window on the 17' wall, not so sure about the 30' wall. Are the dimensions shown the exterior or interior dimensions? If interior, do they include studs and drywall, or are those from foundation wall to foundation wall? Did you want to use just the 17' x 30' space for 2 BR and 1 BA, or more of the living space? Can the space below the stairs in the picture be used for a closet? Where is the bottom stair? It's not clear the way this is drawn. A more detailed drawing would be very helpful.

We need to get an idea of how we are going to finish our basement (which we are doing at the time of the build) so our plumber can rough it in. Can anyone help with a bathroom and bedroom layout for the area on the left side of the basement? I would like the bath to be accessible to from the living area. A three piece bath with tub/shower combo, toilet, and single vanity is preferable. I would like a walk in closet in the bedroom and need the window to be in the bedroom. It is a lot of space to work with and is overwhelming me! Any help would be appreciated! Nothing is set in stone. We just like the option of having two potential bedrooms and a bathroom down there (need a window for all bedrooms to be considered bedrooms). Some added notes: One window centered on 17 inch wall. Window is 108" wide by 60 inches tall. I just want to use the 17' x 30" for 1 bedroom and 1 bath. The playroom was going to be the other bedroom but I am not opposed to redesigning everything to make things work better. I attached the foundation plan if that helps more. We will be using the space in front of the stancion posts for unfinished storage space and mechanicals. The horizontal line across (along the stairs) is where the wall will be covering the stancion posts. The stairway will be open. The length of the basement area is 64' from the exterior wall of the house to the garage. Thank you!

We like the idea of a sofa and two chairs in this space, however we might have the sofa facing the fireplace and the two chairs flanking either side. You also might be able to do a small table where the breakfast area is and it could easily also be a homework area. Look to our designs here for ideas:
