Help me Revamp Our Listing Description
Comments (56)Rose - yeah, he's been gone just shy of two months. I know what you mean about Murphy's law. It seemed everything went wrong the day after he left. Patty - since we changed realtors, we have a new listing description and I think she did a good job capturing the important features. I sent her all the photos I took for the first listing and let her choose. She said when my house first came on the market the first time, she chose not to show it solely on the kitchen photo. She said it make the room look much smaller than it is. She chose to do more outside pics and included a photo of the DR looking over the LR. She chose more outside pics because she said that outdoor living is VERY important in Tucson during the year, except for summer. She wanted to capture the two patios in the back as well as the nice patio in the front with all the landscaping. That may not have been my choice, but I'm going to trust her on this one -for now. I like the description she wrote and I was surprised when she used "immaculate". I think that's a nice compliment. One of the comments from the lookers yesterday was she loved my decor, but it wasn't the house for them. That's ok. The feedback was positive! YAY! This realtor has 22 years experience, so I'm going to go with the flow for a bit. She knows what she's doing and the other one is top notch too. I'm happy to have two working for us. I'm posting the link to our new listing at the Remax site even though we're listed with another company. I don't want to skew the stats for public hits on the MLS site or the realtor's site, so if you want to look, please look at the link below. I checked Realtor.com and it's not there yet, which most likely is b/c it hasn't updated with the MLS. Comments (23)I agree with ci_lantro that one of the first major projects needs to be removing all the paneling in the house that doesn't have drywall under it and getting some drywall up due to that fire issue. However, that's a huge job and can get expensive so, for now, I'd paint the paneling and get settled in. Then, as it sounds like your budget is tight, I'd start with removing the paneling in whatever room will people will see the least, probably a bedroom, and you and your husband should hang the sheetrock, mud and tape it yourselves. Then rent a sprayer and spray your own plaster. Or, if you want some texture, trowel it on by hand and experiment with how to make different textural looks. I say this because professional hanging is expensive. You can cut costs dramatically if you do this yourselves. But it is something that takes practice to do well. My husband and I have learned to do this because we own several rentals we've rehabbed. The ones we do now look so very much better than our first efforts. Google around for tutorials/videos about how to do it. It's not really that hard. It's simply a bit of an art to get walls smooth so seams don't show. Didn't you have a home inspection before purchase? If so, it seems this should have been something brought to your attention and the price adjusted to account for it as I don't believe it would meet your local building codes. At least it wouldn't in my area. It's something to check into as you may have some legal recourse for damages if owners and realtors didn't reveal this information to you. Also legal recourse against the inspector. I'm not Perry Mason so I might be all wet on that but I'd sure check into it if I were you, just in case. Comments (12)Well I went to our local BM supplier with the toddler in tow (such fun) and I think I found a color out of the full spectrum choices which is a warmer green without getting too muddy or yellow. Not quite what I had in mind but I think without actually buying the tile it's probably going to be fairly difficult to replicate. Powermiffin, that's a good point about the tile color. I was also toying with using the tile we used in the bathroom which is this wonderful greige depending on the light. Its BM estate sale, it has these wonderful earthy undertones. In a perfect world it would be lighter/less saturated. Excuse the mess our bath is doubling as our kitchen at the moment. we will have the same cabs and soapstone in the kitchen. That's the time I was debating about using, but I also didn't want the the kitchen to be too Matchy matchup. Comments (30)I don't think the flooring is cheap, it's just that I've seen what happens to laminate when it gets wet, and in the kitchen (and laundry) you have to expect that it will. There's no point paying for a floor you know is going to get ruined. Unless you want to buy extra to have on hand should you need to replace any flooring for resale....See MoreCoral Bauer
