Comments (9)Thank you, Mark. I got a few early thoughts from the build team after they visited the house on Monday. Based on that I have tweaked my plans a bit. As budget is a big factor we can't totally rebuild the house ( if I could go back in time and buy this lot with nothing I would!) we have to choose what will make it work for us. For example the kitchen is 9x11 but has newer cabinets in good shape so redoing it will be a no. It will work best to have a center dormer of about 12' wide. We are also changing the deck along the river side which will affect the facade a bit so the architect is mulling that over. a quick draw on my iPad app, sorry not a great app for this. Comments (20)So there you go. Problem solved. Glad to know DH is acting as GC. This way we will know to blame everything on him. I have built a home with a similar elevation. We used a shed dormer on the back to the house over the garage rather than dormers on the front. I'm not a big fan of dormers because of the potential of roof leaks and the lack of usable space. I suggest that the original elevation with the two larger windows aligned with the dormers is more pleasing than the three little window version. Comments (11)Jennifer, Charles Ross Homes above answered the question in the OP. This isn't the same as buying a product from Amazon and having it shipped to you. You can't get pricing for major construction over the net and have it be accurate for your area. A reputable contractor needs to come to your home and give you an estimate based on the work you plan to do. For accuracy you will need the specifications to provide to the contractor so you can get an accurate estimate. Labor is local and will affect pricing. Your specs may be different than the OP's specs so the "super rough ballpark" that you suggested doesn't work either unless you have a quote like: Anywhere from $10k to eleventy million - a quote so wide it's meaningless but protects the contractor from surprises. Comments (9)Until the use of asphalt shingles and aluminum siding the side walls of dormers were usually slate or cedar shingles/shakes to match the roof. That allowed the shingles to wrap the dormer corners without corner boards which creates a cleaner more attractive dormer. Since the roof isn't slate I would use resawn shingles.
