Are stairs across from sofa right now?

I would start by getting a large area rug that complements the color of those GORGEOUS chairs!

Woow,you have such a great space to start with! The wall molding, the flooring, the furniture - it's gorgeous! I think your main concern should be layout (it doesn't feel very functional and it feels a bit unfinished) and proportions. Here are my tips:

- bring chairs to face the sofa, add coffee table in the middle, move it all just a bit closer to the fireplace

- add side table on each side of the sofa with some lamps or plants

- get much bigger art work above sofa

- get one more armchair & side table and put it in the empty corner to create a reeding nook

Basically, I would split this long room into two areas - a reading nook (upper corner) and a conversation area near fireplace.

Will you be refinishing the wood floors?

if so......trends are going more into light stained floors with mat or satin finishes.

Ok I will try out a few layouts and post tomorrow....if wanting a more formal feel this is a beautiful color palette..time to retire the red chairs!

I agree work with the art over the FP and the red chairs. Layout should be decided before you purchase any new furniture. Also rug size. The floor is great.

What design is your dining room furniture? Need to be sure it all goes well together.

This is another more casual look that I love and would work great.

This room is open to the kitchen and open to dining room...very casual dining room with pub height table in a transitional style....so I would keep this family much more casual with transitional design so the rooms are very cohesive...I think a smaller scaled sofa and loveseat would be nice and one accent chair to the right if the fireplace..what is the width and length of this room? Want to do a layout for you.

Two 72” sofa with and end table in corner one accent chair...I would do a oversized mirror above the fireplace..and art on the large wall maybe add some wall lights...I love your traditional fireplace it works well with your paneled walls...mixing in transitional and modern pieces will give it a very nice eclectic style...

Is this a more formal living room and you also have a casual family room OR is this your only living space? Are you TV watchers and if so is this were you would place a TV?

Hi Kim, we'd prefer to leave this as a formal formal living room. We have other more casual living areas on other floors. We've haven't had a TV in the living room for 4 years and to be honest we miss it. If I could make it work, I'd put a TV in there with the remodel

I did two layout examples before I have seen your last two pictures, so I don't know if there would be enough passage space, but I will upload it, maybe you can find something useful in it:

In both cases I divided space in two, because I think 6m is pretty long space for comfortable conversation.

I like how you took my existing furniture and layout and tweaked a few things to make it work. This way I don't have to purchase too many new pieces to make it work.

I think I will have to remove the wainscoting on the walls to make it work. But that’s okay.

1-48” console on back wall or behind sofa

large oversized mirror over fireplace....

if available electric overhead box ..

.could hang a gorgeous chandelier for a formal look.

allows great traffic pattern from dining to kitchen to family room.

very cozy seating.

We really need the exact room measurements..is it 20’ long by 12’ wide?

Are you keeping your furniture? I guess from your post I thought you wanted to replace everything.....of course we can work with your chairs might want to replace sofa and get matching sofa and loveseat. I really don’t think the room is wide enough to place chairs in front of the kitchen entrance??

Oh boy ok that is tight....this just will not work...you need 18” from front of sofa to side of coffee table..than at least 24” from coffee table to front of chairs...the back of the chairs will block your kitchen area....even if you go with a 24”wide rectangle coffee table it will be to close to the kitchen...don’t mean to be a downer:(

Here is revised plan..with your measurements...could have a 24” wide coffee table with 2 small ottomans....you could add small round garden tables next to each chair to set a drink or book on....I would add wall lamps on the walls behind each chair..

Sorry for the late response, I've tried to think about alternative solution with more passage space. It's not so standard as previous two layouts, but it does give more space and maybe it give you an inspiration with your living room:

I've choose the red stools to balance the red chair and to define and highlight central conversation area, but at the same time to keep view at fireplace unblocked (when they are not in use).
I had to change color of one chair, since having the chair in the corner in the same red color kept kicking the space out of balance.

I don't know if you like that trend of layered rugs, in the case you do, I think it could help in your case to break a bit long, rectangular shape of the room.

On the short wall I though buffet with a mirror or art could provide a focal point for seatings placed by fireplace.

In this setup I've put two rounded coffee tables instead long rectangular one to avoid highlighting the length of the room.
